Water Supply. A statement from Central Weld County Water District indicating that there is an existing water line on the southern boundary of the subject parcel which can be accessed for domestic water purposes. Item 2. The proposed lot will dispose of its sewage through the use of a septic tank and leach field as there is no public sewer system available. Item 3. The property is currently being used as farm land in conjunction with the surrounding property that is also farm land. Due to the marginal nature of the soil quality this parcel it is not being actively cultivated. There are currently no housing facilities of any nature, no irrigation ditches, no livestock facilities of any type on this parcel. There is however one oil well production facility on the parcel. There had previously been a labor house on this parcel which was destroyed in 1970. Item 4. The proposed recorded exemption(approx. 5 acres)will be used for a home building site for the owner. The remaining land (114.5 acres) will remain in farm land. The need to have the parcel legally separated is to be able secure the necessary home financing without encumbering the balance of the farm. Item 5. The present usage of the proposed site is farm land, although due to its marginal soil quality and difficulty to irrigate it has not been planted for several years, it has been disced and sprayed in order to keep weeds in control. The site when survey out will be about 5 acres and is located on the southerly boundary of the existing farm. Item 6. All structures that will be built will meet the minimum setback and offset requirements for the zoning of the area. Item 7. There is no current municipal plan that affects the property, likewise there are no intergovernmental agreements either. Item S. The proposed parcel exemption will be used for a single family residence which is consistant with the types of housing in the area that are located on farms or small acerages.The excess ground surounding the actual residence will be placed into permanat pasture grass for summer grazing purposes. Item 9. The owner of the proposed exemption has been the owner of the entire parcel for over 22 years and has been in his family for over 30 years. The owner has been active in agriculture all of his life and remains so to day and is very aware and respectful of the need to maintain the agricultural integrity of the area. The proposed use of the parcel is in compliance with the zoning ordinances and comprehensive plan of the county. Item 10. The proposed exemption is for one single family residence to be built on the 5 acre parcel with none of the irrigation systems or water supplies that are purtanant to the remaing farmground will be distrubed. This is not a subdivision but rather a single family residence. The remaining farm ground will continue to be farmed as it has been for the last 60 years.
