Box 758 Greeley, CO 80632-0758 v Clerk: Attached is the Annexation Impact Report prepared by the City of Dacono for the Trinity Trust Annexation, which proposes to annex 160.15 acres to the City of Dacono. This annexation exceeds 10 acres in size and state statutes require than an Annexation Impact Report be provided to the Board of County Commissioners at least 20 days prior to consideration of the annexation by the Dacono City Council. The Trinity Trust Annexation was previously submitted and an Annexation Impact Report was sent to you previously; however, the applicant withdrew that annexation request and has now resubmitted this request which is for a smaller area, thus requiring a new Annexation Impact Report. The Dacono City Council will consider this annexation on January 10, 2000. Please let me know if you have any questions regarding this annexation. Project Description The proposed Trinity Trust Annexation is shown on the attached maps. The area to be annexed includes 160.15 acres of land currently zoned A-Agricultural. The subject property is located `/z mile south of Highway 52, on the east side of WCR 11. In conjunction with the proposed annexation, the zoning is proposed to change from Weld County A-Agricultural Zoning to City of Dacono C-R Commercial Residential Zoning. II. Municipal Services Municipal services for the Trinity Trust Annexation will be provided in the following manner: Electricity: United Power Natural Gas: K-N Energy Telephone: U. S. West Water: Central Weld County Water District Sewer: St. Vrain Sanitation District Fire: Mountain View Fire Protection District Police: Dacono Police Department Financing the municipal services within the area to be annexed is addressed in an annexation agreement between the applicant and the City of Dacono. III. Special Districts The area to be annexed will be included within the following special districts: Central Weld County Water District Northern Colorado Water Conservancy District St. Vrain Valley School District RE-1J Tri-Area Ambulance District Carbon Valley Recreation District Mountain View Fire Protection District IV. School District Impact The proposed annexation and C-R Commercial Residential Zoning is expected to include some residential land uses when the property to be annexed is developed. The St. Vrain Valley School District RE-1J has commented that with the City's adoption of the land dedication/cash-in-lieu program, the district has no opposition to the proposed annexation of this property and that any potential impacts to the district will be addressed through this dedication/cash-in-lieu program. 1 V.
