RE: ACTION OF THE BOARD REGARDING VI #9600234 AGAINST RIVERBEND
INVESTMENTS, LLC, AND BRADLEY GIELISSEN
WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to
Colorado statute and the Weld County Home Rule Charter, is vested with the authority of
administering the affairs of Weld County, Colorado, and
WHEREAS, Riverbend Investments, LLC, and Bradley Gielissen, VI #9600234, are
allegedly in violation of the Weld County Building Code Ordinance, and
WHEREAS, despite efforts by the Planning staff to resolve said matter, the violation has
not been corrected, and
WHEREAS, on the 8th day of October, 1996, a public hearing was held before the
Board of County Commissioners for the purpose of hearing testimony relating to said violation,
and
WHEREAS, Bradley Gielissen, home owner, was present at said hearing, and
WHEREAS, the Board of County Commissioners having heard all of the testimony and
statements of those present and the recommendations of the Weld County Department of
Planning Services staff in this matter and, having been fully informed, deems it advisable to
close said violation.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of
Weld County, Colorado, that VI #9600234 against Riverbend Investments, LLC, and Bradley
Gielissen be, and hereby is, closed.

Dear Riverbend Investments
The Weld County Building Code Ordinance, Section(s) 70 . 4 . 2
requires that the installation of the home be completed within 180 days
of the issuance of the permit . According to our records the appropriate
inspections have not been conducted. This is a violation of the Weld
Weld County Building Code Ordinance .
To remedy this situation, the required inspections must be approved and
a Certificate of Final Inspection issued. If you are unable to correct
this violation, you have the opportunity to meet with the Board of County
Commissioners at a hearing scheduled on 10/08/1996, at 11 : 30 a.m. to
discuss your concerns . This hearing will take place in the County Commis-
sioners' Hearing Room, first floor, Weld County Centennial Center, 915
Tenth Street, Greeley, Colorado . It is recommended that you or a repre-
sentative be in attendance to answer any questions the Board may have
concerning this matter.
The Building Inspection Department will be recommending that the Board
authorize the County Attorney' s office to proceed with legal action.

should be forwarded to the above address .

NOTICE
The applicant,his agents and employees shall comply with ill the rules,restrictions and requirements of Weld County Zoning
Regulations and Weld County Buildings Codes governing location,construction end erection of the above proposed work for which the
pammit is granted.The Building Inspector or his agents are authorized to order the immediate cessation of construction at any time a
violation of the codes or regulations appears to have occured. Violation of any of the codes or regulations applicable may result in the
revocation of this permit.
Buildings MUST conform with plans,as submitted to the Department of Building Inspection. Any change of plans or Tryout

must be approved prior to the changes being made. Any change in the use or occupancy of a building or*mauls must be approved

The applicant is required to call for inspections at various stages of the construction,end in accoidance with the aforesaid rule, -
the applicant shall give the Building Inspector not less than one day's notice to perform such activities

I,the undersigned, understand and agree to the conditions of this zoning permit which are as follows:
1. Only one zoning permit for temporary storage of a manufactured home or mobile home may be issued
per legal lot at any one time.
2. A zoning permit for temporary storage of a manufactured home or mobile home shall be for a period of
six months, and is renewable for additional six month periods only by grant of the Board of County
Commissioners.
Further, I,the undersigned, meet the following conditions which are required to be eligible for this permit:
1. The applicant must obtain a building permit for a manufactured home or mobile home and must comply
with all installation standards of the Weld County Building Code applicable to manufactured homes or
mobile homes; provided, however,that no utility hookups to the manufactured home or mobile home of
any type, including septic systems, shall be allowed.
2. The manufactured home or mobile home may not be used on any basis as a dwelling or as overnight
or temporary housing for any person.
3. The applicant must demonstrate that no reasonable alternative exists to the temporary storage of the
manufactured home or mobile home on the land involved.

ACCESSORY FARM USE
I, the undersigned, understand and agree to the conditions which follow:
1. One only manufactured home, mobile home, or accessory dwelling unit is permitted as
an accessory farm use in the Agricultural zone district.
2. More than one manufactured home, mobile home, or accessory dwelling unit in the "A"
Agricultural Zone District as an accessory farm use requires a zoning permit to be
approved by the Board of County Commissioners.
3. The manufactured home, mobile home, or accessory dwelling unit will be occupied by
persons customarily employed at or engaged in the operation of the use where the
manufactured home, mobile home, or accessory dwelling unit is located;
4. The manufactured home, mobile home, or accessory dwelling unit is necessary for the
effective and economic operation of the use and/or protection of the agricultural
use;

5. The manufactured home, mobile home, or accessory dwelling unit will not be used as
an income source by the applicant for rental to persons not principally employed
upon the lot;
6. Adequate water and sewage disposal facilities are available to the manufactured
home, mobile home, or accessory dwelling unit; and
7. The manufactured home, mobile home, or accessory dwelling unit is not the first
dwelling unit on the parcel of land.
8. Manufactured homes, mobile homes, or accessory dwelling units as accessory farm uses
are temporary. The manufactured home, mobile home, or accessory dwelling unit shall
be removed upon the cessation of the use of the manufactured home, mobile home, or
accessory dwelling unit as an accessory farm use.
9. A building permit must be obtained for the manufactured home, mobile home, or
accessory dwelling unit and the install ion must comply w th he Weld County
Building Code Ordinance. f
