I would like to make a comment on the Special review
I live directly across from 7460 Rd. 1 (7411) . . . .
At this time, the daily truck and heavy equipment traffic is pretty
unbelievable. We moved from the 9200 block of Arapahoe Ave. , outside
Boulder, two years ago because (among other things) the traffic had
gotten so out of hand in the 15 years we lived there that there were
times you would have to wait 20 minutes or more to even get *on* the
main road. We watched the neighborhood go from 90% farmland to 90%
developed (YMCA, Golf course, Upscale housing developements, 7-11's,..
etc. , etc. ) On of the largest effects of this was traffic. There were
times when the traffic would be almost at gridlock. When accidents or
winter weather conditions were bad, the traffic would get backed up
:. for litteraly MILES.
Having moved "out to the country" to get away from all this
development, my family and I find it MOST alarming that there is
consideration of bringing in MORE heavy traffic, and directly across
from our house! The fact that Rd. 16 1/2 is a dirt road makes for
more consternation, as there will be that much more dust and air
quality considerations.
We also run a business out of our house, but it is completely
non-impactive no equipment, no sales or materials trucks, no real
differences from just living here. (Our business is an environmental
and ecological consulting business ) I can understand the
desire of a neighbor to carry on business at the home location, but I
resent the fact that there will be such impact on the neighborhood.
We moved to the edge of Boulder County to be AWAY from all this
development and traffic!
I know that this new owner was told that if he bought the property he
could easily get the zoning changed for his business, but in reality,
he bought this property knowing full well that it was not possible to
bring his business there.
The zoning laws are in place for a reason. If every time someone
wants to do something not allowed they can get the law changed, then
why even HAVE the zoning regs,7 7
I know there are some issues with the fact that our two properties
are in two different counties but nonetheless, I feel that
there needs to be some consideration of ALL the issues.
I will try to attend the hearing, but would like to get some feedback
from Weld Co on this
