It is not going to require a nge Ordinance, as amended. Prior to the release of building permits, the requirements of this section must be met. I have attached the appropriate procedural guide. Baxter, Chair cc: Monica Daniels-Mika 980616 November 26, 1997 To whom it may concern The owners of Tract 'A' Arrowhead 4th Filing wish to divide the tract into 2 parcels. The original tract as platted is 10.564 acres more or less. The topography of the tract is such that the portions of really usable property for buildings etc. are located one at the East end of the property and one at the West end of the property. Most of the property lying between these two areas is potentially in the flood plain or wetlands. The tract has direct access on to Pawnee Drive at the East end and Kiowa Drive on the West end, these accesses are each adjacent to one of the most usable portions of the tract. Considering the topography and separation of the most usable portions of this tract, it would seem to make the most sense to divide the property into two 5+ acre tracts. All lots in this subdivision utilize septic systems. Percolation tests having been run on each of the possible building sites and have been found suitable for installation and operation of septic systems. All other utilities are existing adjacent to the property. The owners of Tract 'A' have a block of water taps that have been committed to by the City of Evans and two of these taps will be used • for the proposed tracts. The mineral rights for this area are owned by Union Pacific Resources. Lake Arrowhead Inc and Union Pacific Resources have an agreement in place in which it is agreed that no drilling will occur within Arrowhead. Any drilling to recover minerals under this property will be angle drilled wells located on adjacent properties. The Board of County Commissioners has reviewed this site and has determined that a change of zone will not be required (letter attached). Dear Mr. Karowsky: Your application and related materials for the request described above are complete and in order at the present time. I will be contacting you in the near future for a hearing date with the Board of County Commissioners. I have scheduled a meeting with the Weld County Utilities Advisory Committee for Thursday, February 12, 1998, at 10;00 a.m. This meeting will take place in the Weld County Administrative Offices, 1400 N. 17th Avenue,Greeley,Colorado. It is the policy of Weld County to refer an application of this nature to any town or municipality lying within three miles of the property in question or if the property under consideration is located within the comprehensive planning area of a town or municipality. Therefore, our office has forwarded a copy of the submitted materials to the Evans and Greeley Planning Commission for its review and comments. Please call City of Evans at 970-339-5344 and City of Greeley at 970.350.9780, for information regarding the date,time and place of the meeting and the review process. It is recommended that you and/or a representative be in attendance at each of the meetings described above in order to answer any questions that might arise with respect to your application. A representative from the Department of Planning Services will be out to the property to post a sign adjacent to and visible:from a publicly maintained road right-of-way which identifies the hearing time, date, and location. In the event the property under consideration is not adjacent to a publicly maintained road right-of-way,one sign will be posted in the most prominent place on the property and post a second sign at the point at which the driveway (access drive) intersects a publicly maintained road right-of-way. The Department of Planning Services' staff will make a recommendation concerning this application to the Weld County Board of County Commissioners It is the responsibility of the applicant to contact the Department of Planning Services office a few days before the date of the hearing to obtain that recommendation.
