Doering/Modrall West Parcel Annexation to the Town of Frederick.

ANNEXATION IMPACT REPORT
DOERING/MODRALL WEST PARCEL ANNEXATION
1. Please see the attached sketch plan map for the following information:
1.1. Present and proposed boundaries of the municipality in the vicinity of the
proposed annexation.
1.2. The present streets, major trunk water mains, sewer interceptors and
outfalls, other utility lines and ditches, and the proposed extension of such
streets and utility lines in the vicinity of the proposed annexation.
1.3. The existing and proposed land use pattern in the areas to be annexed.
2. No draft or final pre -annexation agreement has been prepared.
3. Several utility providers will be involved in providing the Doering/Modrall West
Parcel Annexation with utilities. The Town of Frederick will provide the water,
electric service and police services. St. Vrain Sanitation District will provide the
property with sanitary sewer service. It will be served by Frederick Area Fire
Protection District, U.S. West will provide phone service, and KN Energy will
provide gas service. The financing of municipal services, to the extent they are
used, will be addressed in future subdivision improvement agreements.
4. The Annexation is within the following districts:
4.1. Northern Colorado Water Conservancy District
4.2. Tri-Area Ambulance District
4.3. St. Vrain Sanitation District
4.4. St. Vrain Valley School District, RE -1J
4.5. Frederick Area Fire Protection District
4.6. Carbon Valley Recreation District
4.7. Left Hand Water District
5. Zoning for P.U.D./Mixed Use is being sought. It is estimated that the
Doering/Modral West Parcel Annexation will have between 100 and 150 single
family dwelling units in addition to business and industrial uses. Based on these
numbers, the St. Vrain Valley School District may be impacted by the following
number of students:
