This project falls primarily under the purview of the Weld County Subdivision Ordinance, Section 4, Minor Subdivision Standards. My requirements are as follows: 1. Storm Water Drainage: The applicant has submitted a final drainage plan identifying the historic drainage flow from the property utilizing the existing 15-inch CMP culverts. This plat drawing shall be stamped and signed by a professional engineer to verify drainage requirements. 2. Improvements Agreement: I have verified the transportation portion of the Improvements Agreement According Policy Regarding Collateral for Improvements (Private Road Maintenance). All costs have been verified to my satisfaction. The following conditions are recommended to be part of any approval: 1. A Weld County Septic Permit is required for the proposed four home septic systems and shall be installed according to the Weld County Individual Sewage Disposal Regulations. 2. PFA has no preference as to the location of the hydrant as long as one of the proposed locations is picked. 2. At this point in time within PFA's jurisdiction, homes larger than 3600 square feet are q not required to be fire sprinklered. The hydrant and its proximity have no bearing on this code requirement. However, if the back of the home is farther than 150 feet (as hose would lay), then the home is viewed as being out of access and required to be fire sprinklered. Access is measured from the street on which the home fronts. • 3. Apparatus in our jurisdiction require a 20-foot inside turning radius and a 40-foot • outside turning radius (80-foot diameter). Located approximately 5/8 of a mile north of Highway 14 on the west side of Weld County Road 15; or approximately 3/8 of a mile south of Weld County Road 84 on the west side of Weld County Road 15. Dear Mr. Gonzales: This letter is a follow up to a letter dated September 28, 1998 that I received from you concerning the aforementioned project. I don't feel that we will have any problem complying with any of the requirements and comments in that letter, however I do have some questions. 1) LOCATION OF THE FIRE HYDRANT: I would prefer to locate the fire hydrant on the property close to the intersection of WCR15 and the road into the subdivision. My second choice would be to locate the fire hydrant on the west side of the internal road of the subdivision just south of the existing concrete irrigation ditch at the base of the bulb of the cul-de-sac. Please indicate your preference of location of the fire hydrant. I would like to keep my cul-de-sac size as small as possible to retain the "country"aesthetics of the subdivision. I will assume that all other issues as stated in the September 28, 1998 letter are the same as stated in said letter unless your response indicates otherwise. Building permits are required for any accessory buildings being constructed or moved onto the property. 3. According to the Minor Subdivision application, a soils report performed by Foundation& Soils Engineering, Inc., indicated the presence of expansive soils. All foundations will require an engineered foundation. Such foundation design shall be based on a site-specific geotechnical report or an "open hole" inspection made by a Colorado licensed engineer. 4. All buildings or structures shall maintain distances from property lines and adjacent buildings as outlined in Table 5-A of the 1997 Uniform Building Code.
