Members Present Don Carroll, Weld County Public Works Gary Sandau, LaSalle Fire Department Also Present: Shani Eastin, Current Planner, Todd Hodges, Current Planner II, Department of Planning Services; Rusty Green, Del Camino East; Barb Brunk, Rocky Mtn. Consultants; Wendi Inloes, Secretary. CASE NUMBER: S-439 CURRENT PLANNER: Shani L. Eastin APPLICANT: Rocky Mountain Consultants, Inc./Rusty Green REQUEST: Planned Unit Development Final Plan (Del Camino East) LEGAL DESCRIPTION: The E2SW4 on a parcel of land in the W2SW4 of Section 11, and Lot B of RE -1400, being a portion of the NW4 of Section 14, all in T2N, R68W of the 6th P.M., Weld County, Colorado. LOCATION: North of and adjacent to and south of and adjacent to Weld County Road 22; approximately 1/4 mile east of Weld County Road 11. Shani Eastin, Department of Planning Services, gave an overview of the proposed site. Barb Brunk, Rocky Mountain Consultants, gave an explanation of the proposed 80 acre residential subdivision with about 270 units, the commercial and industrial parks, and the future sites reserved aside for oil and gas development. The plat is currently set up in blocks and will be platted in blocks. They are not asking for utilities at this time and are requesting each final plat will specifically address the utility needs. Todd Hodges, Department of Planning Services, asked on about the separate filings, and if they will be ready to delineate how the filing will occur through the blocking process. Ms. Brunk explained they would be and briefly explained how they would be doing this on the plat. Don Caroll, explained the standards of the Public Works Department and their requirements, such as a 15 foot parameter easement which will run around all the properties to allow for additional growth, in addition to the 50 foot road right-of-way, and 10 feet between the block or lot splits. Don Carroll closed by asking the applicants to add the changes the plot to show the easements and clean up the right-of-way and note on the plat that any future lot line/block easements will be shown at the time of final plat.
