The proposed use of the property is to hatch and rear trout,while maintaining the historical farming uses. 2. This proposal is consistent with the intent of the Weld County Comprehensive Plan because we are still farming the land, while adding a new and diverse style of farming—Fish Farming. 3. This proposal is consistent with the intent of the Weld County Zoning Ordinance and.zone district because it is allowed as a related use under the USR in an agriculture district. 4. The types of uses surrounding the site are farming, and the proposed use is consistent and compatible with surrounding land uses because it is a related farming—Aquaculture. 5a. 7 people will use this site. 5b. 6 proposed employees. 5c. Hours of operation will depend upon the daily work needed to be completed Typical hours will be 8:00 a.m.to 5:00 p.m. However,there may be instances where work may need to be started prior to sunrise, and completed after sunset. Deliveries to the property will be between the hours of 8:00 a.m. and 5:00 p.m. l 5d. There will be 2 houses and 1 this site. a Ric (r ccP-' EA-Ai 4 5e. There are no animals proposed for this site. cti,1- 5f. The types of vehicles that will access this site on a daily basis will be those of the employees (cars and pick-up trucks). The water source on the property is currently for irrigation purposes only,provided by the existing 7 wells and 1 share each of Larimer and Weld Reservoir Co. and Larimer and Weld Irrigation Co. 5i. The proposed sewage disposal system will be septic systems as proposed by CDS Engineering Corporation. 5j. Approximately 20,000 lbs. of trout feed and various types of fish seines and dip nets will be stored on this site. 6. There is not a landscape design proposed for the site at this time. 7. This is a family owned and operated business that will be passed down from generation to generation,therefore the need to reclaim the land is not in the foreseeable future. If,however, the need should arise,the ponds will simply be drained and leveled. 8. The storm water drainage will be handled in the historical manner with no interference by our operation. The water will continue to flow in its natural course through existing ditches. 9. It will take approximately 1 year to complete construction on this site, and our hope is to begin immediately upon approval of the USR. 10. There is no storage or stockpile of waste on this site,however,fish excrement will be:used as a liquid fertilizer to enhance remaining cropland. Hello
