COMPREHENSIVE PLAN The property is within the Long-Range Expected Growth Area and the Mid-Range Expected Service Area, and just outside of the Municipal Service Suitability Area. The proposed commercial land use is compatible with the existing and surrounding uses but there is concern regarding the placement of residential in an area adjacent to industrial and commercial uses. Further analysis will occur with the establishment of zoning for the property. ANALYSIS The annexation of this parcel into the City of Greeley would be consistent with the present growth patterns and Comprehensive Plan polices. The requirements of the State statutes and the City of Greeley guidelines for annexation appear to have been met by the requested annexation. The site is fully within the City's Long Range Expected Growth Area and the City's Mid-Range Expected Service Area, and adjacent to the City's Municipal Services Suitability Area. The developer has acknowledged that responsibility for the costs of extending streets and municipal utilities to serve the development. The proposed residential use of the property will have some impact on the neighborhood schools of School District 6. The applicant indicates that they will propose approximately 250 residential units associated with the development of the residential portion of the property. A portion of the property is located in a moderate area of ecological significance as identified by the City Areas of Ecological Significant map. A wetland area has been identified in the southeast corner of the site which consists of 6,300 square feet. Hello
