Dear Sirs,
June 16, 1997
Listed below are material reasons as to not increasing the property value of 1416 14th
Street.
1. My sewer line is not directly connected to city sewer. This home was built in 1930,
before the city sewer line was zoned this far. In January 1994 the sewer backed up
and flooded my basement. This was the first time I was notified that my sewer ran
to a "common line" before eventually connecting to city sewer. Two weeks and
several hundred dollars later I had a dry basement. This was out of pocket expense
to me, not the city, because of a city problem in the sewer line hundreds of yards
down the block from my home. This "common line" was not disclosed to me at time
of purchase but obviously must be disclosed at time of resale. It will have an impact
on purchase price.
2. This property is designated as an "Overhead Area". Any utility wishing to string a
line across my yard may do so. At this time fourteen cable TV and electrical lines
lattice my backyard. Most of which have appeared in the last two years.
3. My home is one block from Greeley Central High School. This makes parking
impossible in front of my home 75% of the year. My yard and alley constantly has
trash from students. Many letters of apology have been tacked on my front door
from school administration but only once in four years have students picked up any
litter.
4. I am surrounded on all sides by rental property. One house has been rented to
UNC students for the last two years. Countless calls to city police have been made
because of late night parties. Last summer my teenage son was physically
assaulted in his front lawn one evening in an attempt to keep college kids from
urinating and vomiting on our front lawn.
In closing, I understand the need for tax revenues and have faith that those revenues
are being invested wisely but I want you to understand that my property taxes have
already been raised three times in the last four years. I have been employed at North
Colorado Medical Center for sixteen years. My wages have been frozen the last two,
which is tough on a single parent. Simply put, I can not financially under go another
increase to my mortgage. Please take time to consider the aforementioned reasons as
why not to increase my taxes again.
Sincerely,
dada)
