ANNEXATION IMPACT REPORT
NAME OF ANNEXATION:
WAL MAR THIRD
DATE OF REVIEW BY THE TOWN OF MILLIKEN
Second Reading and Public Hearing - November 27, 1996
The purpose of this report is to satisfy the requirements of CRS 31-12-108.5 which
indicates that a municipality shall prepare an Annexation Impact Report and file a copy
of the report with the Board of County Commissioners governing the area proposed to
be annexed. Attached to this report are the following:
(al) A map showing the present and proposed boundaries of the Town of Milliken in
the vicinity of the proposed annexation.
(all) Exhibit A - A map showing present and proposed streets
Exhibit B - A map showing existing and proposed utility locations
(all') The area of the proposed annexation is presently being used for agriculture.
The petitioner of the annexation intends to develop the property for Single
Family Residential.
(b) An annexation agreement is not available.
(c) The Town of Milliken and the Milliken Sanitation District, and Public Service
Company of Colorado plan to provide municipal services into the area of the
above referenced annexation. The developer will be responsible for extending
streets and municipal utilities to serve the development.
(d) Municipal Services for the most part will be installed and paid for by the
petitioner. A Cost Share Agreement is proposed for the improvement of County
Road #21 and County Road #46 in which Weld County would share in that
paving in a pro rata share based upon traffic generation.

(e) The following districts are currently taxing within the addition.

(f) Local public school district impact.
The project will consist of 248 single family residential units. Conversations with
the school district have indicated that student population will increase approximately 285
students as a result of this annexation/development. Capital construction required is
estimated at $10,000 per student.
