Questionaire Answers
1. The proposal is consistant with the W.C.C.P. because of its surrounding
features and its ability to be easily changed from being both
agricultural and commercial/business to just being agriculture or
just commercial/business.
2. This proposal does include the continued use of the barns for
future farm animals such as chickens and horses.
3. The proposed use would be easily integrated into commercial/business
or agricultural even just residential as its sole purpose.
4. The types of uses that surround the area include: Hill -N -Park Sanitation,
Pan Energy Gas Plant, agricultural and residential. We believe that
this request is compatible.

6. No productive crops are planted at this time as it is grass.
7. There would be no added dangers to health, safety, or welfare as a result
of the business other than a little more traffic to and from the area.
8. This site would be used for a storage yard for the company. This would
include 3 1 -ton trucks, 3 trailers, 3 backhoes, and 1 trencher- in
approximation.
9. Approximately 350 feet away are other residential structures.
10. Approximately 8-12 people would be employed. Currently there are 9.
The employees usually start at 7:00am when they get in their work truck
and leave the yard for location. They return approximately 5:00 to 7:00pm.
Some emergency hours do exist since we are a 24 hour service.

12. Possibly 4 horses and other small animals such as chickens, cats and dogs.
13. No operating or processing of equipment will be done at the yard
except for maintenance and storage of equipment and materials.
14. Approximately one steel building for a maintenance shop.
15. There are approximately 3 Ford F-350 (1 ton) trucks with or without a
trailer and backhoe or trencher, each morning and night. The trailers
and backhoes as well as the trencher may stay at locations other than
the yard at times, so it will not be at the yard every night.

18. We will use normal residential trash removal and recycling.
19. It is unknown when new steel building will be built.
20. The proposed landscaping will be to complete the tree grove along
the Evans Town Ditch. The proposed steel building will have met
normal drainage requirements.

22. We service, build, and maintain oil and gas facilities.

24. Central weld provides the water for this site.
25. Storm water naturally drains to the river just south of the property.
