QUESTIONAIRE ANSWERS
1. The proposal is consitant with the W.C.C.P. because
of the surrounding features and the ability to be
either or both Agricultural and commercial/business
or just being Agricultural or just commercial/business.
2. Before this proposal the property was used only as
residential.
3. The proposed use would be easily integrated into Commercial/
Business or Agricultural or even just Residential purposes.
4. The surrounding sites are mainly residential but there
are some surrounding of equipment storage.

6. No crops have been planted on this property in the past.
7. There would not be any added dangers to health, safety,
or welfare as a result of the storage of heavy equipment
other than maybe a little more traffic to and from the area.
8. This site would be used for storage of heavy equipment and
parking of four employee vehicles and proposed office site.
Also the shop area would be used for some welding work.
9. Approximately 250 feet away from other residential structures.
10. The proposed office site would have one employee in the
office and she would start at 8;00 a.m. and leave at approx
6;30 p.m. The other six employees would arrive at 6;00 a.m.
retrive the work trucks leave the yard for location, they
would return at approimately 7;00 p.m. to pick up vehicles.
11. One person would be in the office daily and the other six
would only park their vehicles and go to location daily.

12. No amimals would be on the site.
13. Some welding would be done on the site, maintenance
and storage of heavy equipment and some small materials.
14. Approximately one steel building for maintenance shop
area and a proposed office area.
15. Four employee vehicles, four one ton trucks with or without
trailers as at times the equipment is left on location, two
backhoes, the same goes with the backhoes they may at times
be left on location.
16. This site will use a septic system that is already on site.
17. There will be no wastes at the site.
18. We will use normal residential trash removal and recycling.
19. It is unknown when the new building will be built.
20. There are no proposed landscapings, but the proposed
building will have met normal drainage requirements, The
equipment parking area is screened by a six foot fence
made of tin material and is all enclosed.
21. There would be nothing to reclaim. n/a.
22. We service and maintain oifield facilities.
23. We are in the Fort Lupton Fire Protection District.
24. The Aristocrat Water Board supplies water for domestic
use, The FT. Lupton Fire Protection District supplies
the water for fires.
25. The storm water naturally drains to the ditches just
south of the property.

HE CAN PUT MONEY ON A TAP AT ANY TIME SINCE HE IS IN THE
FIRST PRIORITY. WE DO NOT HAVE WATER TAPS AVAILABLE UNTIL
OUR NEW WATER COMES IN. WE EXPECT THAT TO BE THIS SPRING
