Subject: Little Thompson Valley Estates
To: Weld County Planning Commission
My intent was to be at this hearing with you today, however with the continuance to August 20, a
previously scheduled business trip to Washington, D.C. doesn't allow me to be present.
This statement was written to inform you of our objective in making this application. The subject
property has little hope of ever being productive without the infusion of a great deal of capital.
Our plan is designed to provide the necessary capital. It is important for you to know that we are
not land developers by trade. Our goal for this parcel has always been to be able to afford a
house in the country and improve an unproductive piece of dry cropland in a lovely river valley.
Our application allows for 61 acres of 80 to be improved agriculturally where now only 7.5 acres
are productive. Toward this goal, we have already invested a great deal.
A major attraction encouraging our purchase of the property was the existing river corridor
habitat. Unfortunately, there are some negative aspects to the current condition of the river
corridor. We have pulled about 40 tires from the river plus large rolls of wire, many yards of
baling twine, dozens of bottles, glass, a dishwasher, swamp cooler and other debris. There is a lot
more to do but we have made a dent in it. A much bigger dent can be made when we have the
appropriate equipment and are living there.
The agricultural and environmental opportunities are abundant. We are willing to accept the
challenge of seeing that this land reaches its potential.
In closing, we appreciate your consideration in this matter and I thank you for the opportunity to
make this statement.
