1. A Weld County septic permit is required for any proposed home. The septic system shall be installed
according to the Weld County Individual Sewage Disposal System (ISDS) regulations.
2. Prior to recording the plat:
A. The following notes shall be placed on the plat:
1) All proposed or existing structures will or do meet the minimum setback and offset
requirements for the zone district in which the property is located.

3) Access to Lots A and B shall be privately maintained by the owners of said lots, with no Weld
County funds being expended for maintenance and/or upgrades.

Uniform Fire Code, as stated in a letter dated September 11, 1997, from the Maintain View
Fire Protectic,. District.
B. The plat shall show a 30 (thirty) -foot access easement across Lot A for the benefit of Lot B leading
to an access point on Weld County Road 1. Said access easement shall be dedicated on the plat
for the use as shown using the language set forth in Section 11.7.1.12.5 of the Weld County
Subdivision Ordinance, as amended.
All accesses shall he clearly shown on the plat. No additional accesses shall be granted.
Building envelopes as delineated on Lots A and B of the RE -1617 plat shall be shown on the
amended plat.
The applicant shall submit a mylar piat to the Department of Planning Services to be recorded in the office
of the Weld County Clerk and Recorder. The plat shall be prepared in accordance with the requirements
of Section 11.7 of the Weld County Subdivision Ordinance. The plat shall be submitted within sixty (60) days

Your recorded exemption application is being processed. If it is determined that the application meets the approval
criteria of the Weld County Subdivision Ordinance, you will be notified that the recorded exemption is approved.
If the staff determines that the application does not meet the approval criteria, you will be notified and asked to appear
before the Board of County Commissioners at a public hearing. You will be informed of the hearing date prior to the

proposed lot will be used. To divide the parcel for two hemesites. One for
my son and one for my daughter, so they might have the opportunity to own prone
for the purpose of living in a rural environment. The parcel is not large encuc

may have a Place to live their fare lifestyle and have a small hay field for the

It is consistent with the plan because, I will be providing residences
for the direct members of my family. It will also be kept agricultural.
I am issuing 1 share of the Highland Ditch water to each parcel and will
grant easement for access to the lots. It is also located within the urban
growth boundarys of Mead and Longmont. Mineral rights will stay with lots.

Dear Mr. Bohrer
This letter is to confirm that your residence at the above referenced address is currently provided domestic water service
Yia LPWD Tap 16-00031. We will continue to provide service to that address in accordance with District Bylaws,
Policies and Regulations
You have inquired about additional service to another property you own in the same area. We previously did commit
to provide service to that parcel via one standard residential water tap under the terms and conditions set forth in the
District Bylaws, Policies and Regulations. That committment expired some time ago, however we still have capacity
available to provide service to that parcel Therefore we will commit to provide service to that parcel with the following
conditions'.
1- Any improvements to District facilities necessan to provide service will be the linanacial
responsibility of the person requesting service.
2. All improvements must be done in accordance with District Bylaws, Policies and Regulations, and
❑ ust comply with District Specifications.
This commitment will expire six months from the date of this letter
Also, you indicated that you are attempting to restructure a property line on one or both of the lots referred too herein.
We have no objections to that propcess hovev cr be advised that the physical location of the existing water tap must he
on the property with the existing residence. In other words. if the property boundary is restructured in a way that the
existing tap ends up being located on the vacant parcel, either the tap will have to be moved (at your expense) to the
parcel containing the current residence or another tap must be purchased to serve the existing residence District Rules
require that all taps must be located on the property to which they provide service.

Dear Ms. Dunn,
The Longmont Soil Conservation District appreciates the opportunity to comment on the soil
conditions in this area. This request is for a recorded exemption for two lots one consisting of 30
acres and the other being 38 acres. Both sites will be using septic systems. Three out of the four
soil types in this area create severe problems with a septic system. The high shrink -swell factor
yeilds this property with poor potential for urban or recreational development. The district would
strongly recommend a Specific Site Review before and construction is started.
