We have reviewed the materials submitted regarding the above application. No subdivision
geologic report was included and as such we cannot complete our required review.
It is my understanding that this is a very old subdivision and no report was required at that
time. However, this replat requires that the report be prepared and submitted to us for
review and comment to the County.
The principal focus of the investigation should be on erosion and settlement potential in the
windblown surficial deposits and the suitability and spatial appropriateness of the individual
wells and ISDS systems.
We would suggest that the County take no final action on this matter until the report has
been prepared and submitted to us that we can make valid recommendations on this
development proposal.
We will hold this file open in anticipation of the required report. It is not likely that any
additional fees will be required,

Environmental Protection Services has reviewed this proposal; the following
conditions are recommended to be part of any approval:
1. A preliminary study of soils and geologic conditions representative of the
entire subdivision is required before this Division can evaluate this
proposal. This study shall include soil profiles (to a depth of 10 feet),
depth to groundwater, hydraulic conductivity, groundwater gradient and
percolation data of soils. In the event groundwater is not encountered in
the upper 10 feet, only percolation data and soil profiles shall be
provided.

I have review the final plan application and have the following comments:
The applicant needs to indicate on the mylar a typical cross-section of the road showing road
width, type and depth of road surface, width and depth of barrow pit ditches, adequate tuning
radiuses at WCR 39 and a cross -culvert, if required.
Applicant's requirement sheet:
Item #7 --See attached engineering report. This was not submitted with the application.
Item #19, drainage report --this was not covered in the application.
Item #24 --On the subdivision road plan, the applicant needs to refer to 10.3 in the
subdivision ordinance book to develop a typical cross-section to accommodate
the subdivision.
Item #35 --The applicant is indicating that the drainage plan is adequate for storm water
drainage management. I have not located the drainage plan in the application.

Dear Mr. Hodges:
We have reviewed the above referenced proposal to reconfigure 15 Hudson Land
Company lots into the Fox Haven Estates Subdivision, with lots ranging in size from 2.85
to 5.39 acres. The water supply is to be from wells in the Arapahoe aquifer. The
applicants have submitted well permit applications for a domestic use well for each lot.
The applications indicate that their intent is to distribute the water in the underlying Lower
Arapahoe aquifer equally among the 15 lots. This will result in sufficient water for
ordinary household purposes inside one single family dwelling, the watering of up to 4
large domestic animals and about 8,000 square feet of irrigated lawn or garden. This is
based on depleting the water in the aquifer in 100 years. Plat notes should state the
limitations on well use. We have no objection to the proposal.
