Attached is a copy of a lease in the property executed on November 1, 1995 providing for the tenant to move into 12,000 sf beginning January 1, 1996, 24,000 sf beginning January 1, 1997, and an additional 32,000 sf on January 1, 1999. 2. The lease provides for rent of$2.75/sf for the first 12,000 sf and $3.00 for the additional space. 3 During the base year period the property experienced a large vacancy. The vacancy never dropped below 12,000 sf, or 27%. 4. This hearing will be held at the Weld County Centennial Center, 915 10th Street, Greeley, Colorado, in the First Floor Hearing Room.
