be recommended favorably to the Board of County Commissioners for the following reasons:
1. The submitted materials are in compliance with the application requirements of Section 21.7 of the
Weld County Zoning Ordinance, as amended.
2. The submitted materials are in compliance with Section 21.5 of the Weld County Zoning Ordinance,
as amended, as follows:
a. The proposed change of zone is consistent with the intent of the Weld County Comprehensive
Plan, as amended, Agricultural goals and policies. In 1987 the property was zoned PUD to
allow for a Cryogenic Research Facility. This Facility was only developed on the property
located directly north of the subject property. The subject property is currently in agricultural

b. The use allowed on the subject property by granting the Change of Zone will be compatible with
the existing surrounding land uses which are predominately agricultural in nature.
c. Adequate water and sewer service can be provided to this property. Water service can be
provided by Little Thompson Water District and sewer can be provided by septic systems.
d. Existing Weld County Road 7 provides access to the property which is adequate to meet the
requirements of the uses which would be allowed in the Agricultural Zone District.
e. The subject property is not located in an overlay district.
f. The proposed rezoning will not interfere with the present or future extraction of commercial
mineral deposits located on or under the property. Mineral resource development is a use
allowed by Special Review in the Agricultural Zone District.
