A public hearing was conducted on April 7, 1999, at 10:00 a.m., with the following present:

The following business was transacted:
I hereby certify that pursuant to a notice dated March 19, 1999, and duly published March 24, 1999,
in the Fort Lupton Press, a public hearing was conducted to consider the request of Tony Diller,
Bruce Victor, and Jeff Giacomino, % Tony Diller, for I-1 (Industrial) uses (manufacturing of
machined metal parts) in the C-3 (Commercial) Zone District. Lee Morrison, Assistant County
Attorney, made this a matter of record. Sheri Lockman, Department of Planning Services,
presented a brief summary of the proposal and entered the favorable recommendation of the
Planning Commission into the record as written. Ms. Lockman gave a brief description of the
location of the site and stated seven referrals responded in favor of the proposal and any
comments have been addressed in the Conditions of Approval and Development Standards. She
stated the proposal is consistent with the Commercial Zone District, as well as the surrounding
uses. Mr. Lockman stated the site lies within the Urban Growth Boundary of the City of Fort
Lupton; however, the City indicated it had no concerns with the proposal.
In response to Chair Hall, Tony Diller, applicant, stated he agrees with the Conditions of Approval
and Development Standards. Responding to Commissioner Geile, Mr. Diller stated Fort Lupton
has considered annexing the area; however, it will not be able to do so for approximately three or
four years when it has adequate funding for water and sewer services. Responding to
Commissioner Vaad, Ms. Lockman stated Condition of Approval #2.E.3 has been amended to
indicate 15 parking spaces rather than 20.
No public testimony was offered concerning this matter.
Commissioner Kirkmeyer moved to approve the request of Tony Diller, Bruce Victor, and Jeff
Giacomino, %Tony Diller, for a Site Specific Development Plan and Special Review Permit#1214

District, based on the recommendations of the Planning staff and the Planning Commission, with
the Conditions of Approval and Development Standards as entered into the record. The motion
was seconded by Commissioner Vaad, and it carried unanimously.
This Certification
was approved on the12th day of April, 1999.
