RE: APPROVE SCREENING PLAN FOR A SITE SPECIFIC DEVELOPMENT PLAN AND
SPECIAL REVIEW PERMIT #1078 FOR A FARM IMPLEMENT BUSINESS IN THE
A (AGRICULTURAL) ZONE DISTRICT - ROBERT AND DONNA CONNELL
WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to
Colorado statute and the Weld County Home Rule Charter, is vested with the authority of
administering the affairs of Weld County, Colorado, and
WHEREAS, by Resolution dated May 31, 1995, the Board of County Commissioners
approved a Site Specific Development Plan and Special Review Permit #1078 for a farm implement
business in the A (Agricultural) Zone District for Robert and Donna Connell, 17845 East
Highway 14, Ault, Colorado 80610, on the following described real estate, to -wit:
Lot B of RE #1666, located in the SE% of Section 12,
Township 7 North, Range 66 West of the 6th P.M.,
Weld County, Colorado
WHEREAS, Condition of Approval #6g of said Resolution required the following:
The applicant shall submit a screening plan to the
Department of Planning Services for review, and said
plan must be finally approved by the Board of County
Commissioners.
WHEREAS, on the 26th day of July, 1995, a hearing was held by the Board for the purpose
of considering said screening plan, and
WHEREAS, Robert Connell, said applicant, was present, and
WHEREAS, the Board of County Commissioners heard all of the testimony and statements
of those present, studied said plan as submitted by the applicant and the recommendations of the
Weld County Planning staff and all of the exhibits and evidence presented in this matter and,
having been fully informed, finds that this request shall be approved.

NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of Weld
County, Colorado, that the Screening Plan submitted by Robert and Donna Connell for a Site
Specific Development Plan and Special Review Permit #1078 for a farm implement business in the
A (Agricultural) Zone District on the hereinabove described parcel of land be, and hereby is,
approve subject to the following conditions:
1. Prior to recording the plat, the landscape/screening plan shall be placed on the plat.
2. All landscape materials that die or are destroyed shall be replaced at the applicants
and/or property owners expense.
The above and foregoing Resolution was, on motion duly made and seconded, adopted by
the following vote on the 26th day of July, A.D., 1995.

NOTICE
Pursuant to the zoning laws of the State of Colorado and the Weld County Zoning Ordinance and
the Resolution of approval for Special Review Permit #1078, a public hearing will be held in the
Chambers of the Board of County Commissioners of Weld County, Colorado, Weld County
Centennial Center, 915 10th Street, First Floor, Greeley, Colorado, at the time specified. All
persons in any manner interested in the required screening plan for the Site Specific Development
Plan and Special Review Permit #1078 are requested to attend and may be heard.
Should the applicant or any interested party desire the presence of a court reporter to make a
record of the proceedings, in addition to the taped record which will be kept during the hearing, the
Clerk to the Board shall be advised in writing of such action at least five days prior to the hearing.
The cost of engaging a court reporter shall be borne by the requesting party.
BE IT ALSO KNOWN that the text and maps so certified by the Weld County Planning Commission
may be examined in the office of the Clerk to the Board of County Commissioners, located in the
Weld County Centennial Center, 915 10th Street, Third Floor, Greeley, Colorado.

Department of Planning Services has received additional information from the applicants
concerning USR-1078. After re -visiting the site and reviewing the letter along with the proposed
landscape/screening plan the Department of Planning Services' staff recommends approval of
the landscape/screening plan with conditions as follows:
1. Prior to recording the plat, the landscape/screening plan shall be placed on the plat.
2. All landscape materials that die or are destroyed shall be replaced at the applicants and/or
property owners expense.
