The Assessor has determined that your property should be included in the following category(ies): RESIDENTIAL PROPERTY IS VALUED BY CONSIDERING THE MARKET APPROACH. If your concern is the amount of your property tax, local taxing authorities(county, city, fire protection, and other special districts)hold budget hearings in the fall. Please refer to your tax bill or ask your Assessor for a listing of these districts, and plan to attend these budget hearings. The Assessor has carefully studied all available information, giving particular attention to the specifics included on your protest, and has determined the valuation(s)assigned to your property. The reasons for this determination of value are: YOUR PROPERTY HAS BEEN UNIFORMLY VALUED FOLLOWING COLORADO LAW AND INSTRUCTIONS PUBLISHED BY THE STATE DIVISION OF PROPERTY TAXATION. YOUR PROTEST OF VALUE HAS BEEN DENIED DUE TO COMPARISON OF OTHER SIMILAR PROPERTIES WHICH SOLD DURING THE 1997/1998 TIME PERIOD. THIS COMPARISON SHOWS YOUR ACTUAL PROPERTY VALUE TO BE CORRECT FOR THAT PERIOD. YOUR PROPERTY HAS BEEN ASSESSED IN ACCORDANCE WITH THE COLORADO LAW AND INSTRUCTION PUBLISHED BY THE STATE DIVISION OF PROPERTY TAXATION. OTHER PROPERTY SIMILAR IN NATURE HAS BEEN CONSISTENTLY ASSESSED USING THE SAME STATUTORY METHODS. C c (141 t1-, CC rC. ✓ UAIt To whom it may concern (cc: a Da,, k) re: property evaluation 800 Elm, Windsor, Co (WIN 22935 L1 Blk3 Bowmans) When you value my house at $100414 you are ignoring two main facts: 1) This house is very old (built 1909). The foundations, plumbing, electrical, heating system, siding, windows are all 90 years old and getting older. The rooms are small and the insulation is inadequate. In fact the house will probably have to be torn down and replaced in the foreseeable future (ex: house at 1st and Walnut, which was built in the same time frame as my house). Due to the age of this house it is depreciating in value, not increasing. You can clearly see this reasoning. In a few years from now when you have this house valued well over $100,000 and it is not habitable, the fact will be clear. 2) The second fact you don't take into consideration is the building of new houses in Windsor and the effect this is having on property values of the older houses. I have seen several older houses put on the market and after several months the owners take them off the market (ex: house at 9th and Walnut) because they can't get the appraised price. Thank you for your consideration. I hope you take these facts into consideration and value my house under $100,000. I would suggest $95,000.
