IONA'l URE OF PEI 1 I TUNER DAIL E July 14, 1997 Weld County Board of Equalization PO BOX 758 Greeley CO 80632 RE: PROPERTY AT 134 48TH AVENUE COURT To whom it may concern: I received the denial of my appeal and was extremely disappointed and upset. I had a complete evaluation done on my home and the agent could not believe it was assessed at $130, 024. She stated she did not believe that I could get no more than $119,800 with a listing of $121,800. This is an agent that has been in the business for more than 15 years and has sold many homes in my neighborhood. I an enclosing copies of the comparisons on houses similar to mine that have been sold in Weber West. As you can see NONE of these properties have sold for over $125,000. Most are under $120,000. I know without a doubt that I cannot get $130,000 for my property. I myself would never pay that amount for a house as small as mine. Another MAJOR concern of mine is that when the agent was pulling this information together for me she found out that the square footage the assessor's office has listed is incorrect. She pulled information that the builder had put together when the house was first sold. This same information is what was communicated to me by the seller when I purchased the home. Below is the square footage listed by the builder: Main 1289 Basement 525 Assessor's square footage Main 1360 which equal 71 sq. ft higher than it should be Basement 884 which equals 359 sq. ft higher As you can see the difference is quite substantial. I'm sure with the correct square footage my house would be assessed less than what it is currently. Is there someone that can come out from your office to remeasure so I can make sure this gets corrected in my files. I'm not sure why this was incorrect in the first place because all the documentation I have seen have been the lower square foot. Thank you for your reconsideration on my appeal. Regards, Deborah K. This hearing will be held at the Weld County Centennial Center, 915 10th Street, Greeley, Colorado, in the First Floor Hearing Room. A number of hearings have been scheduled at this time; peitioners will be asked to sign in with the Clerk upon arrival, and cases will be heard on a first come / first heard basis. You have a right to attend this hearing and present evidence to the Board in support of your petition. The Weld County Assessor or his representative will be present. The Board will make its decision on the basis of the record made at said hearing, as well as your petition, so it would be in your interest to have a representative present. If you plan to be represented by an agent or an attorney at your hearing, prior to the hearing you shall provide, in writing to the Clerk to the Board's Office, an authorization for the agent or attorney to represent you. If you do not choose to attend this hearing, a decision will still be made by the Board by the close of business on August 5, 1997, and mailed to you on or before August 10, 1997. Because of the volume of cases before the Board of Equalization, all cases shall be limited to 15 minutes, of which you will be allowed 10 minutes for your presentation. Also due to volume, cases cannot be rescheduled. It is imperative that you provide evidence to support your position. This may include evidence that similar homes in your area are valued less than yours or you are being assessed on improvements you do not have. Please note: The fact that your valuation has increased cannot be your sole basis of appeal. Without documented evidence as indicated above, the Board will have no choice but to deny your appeal.
