Mr. Jack Walker is proposing to construct a small metal building for light manufacturing purposes. He manufactures various sizes of metal livestock buildings. (See attached company brochure.) All operations will be conducted inside. Light welding takes place in the construction of these units together with the use of self-drilling screws. No painting takes place, all the construction material used is already colored. Two models will be put in the display area shown on the U.S.R. Map. All other units will be stored in the screened work area until delivery. All buildings are made to order, none for speculation. Therefore, no finished units will be at this site for more than two to three days. Outside storage of the construction materials will be in the screened work area. 2. The Highway 85 corridor and the Union Pacific Railroad are designated as Industrial uses. Therefore, this proposal is consistent with Weld County Comprehensive Plan. 3. Although this operation is considered light industrial it still manufactures agricultural facilities. With an agricultural use it meets the intent of the Zoning Ordinance and the agricultural zone district. 4. West of this site is the Highway 85 corridor with farming activities west of the highway. Due north is a single family residence on approximately three acres. East of this site is the Union Pacific Railroad right-of-way with farming activities east of the railroad. Due south is a Conoco fuel transfer station on approximately three acres. This site currently has a designated U.S.R. Permit. This permit allows for the fabrication of oil storage tanks. The facilities shown on the recorded U.S.R. Permit were never constructed except for the strip of trees along Highway 85. Mr. Walker's operation is smaller in scale. Since the original U.S.R. Permit was found to be consistent and compatible with surrounding land uses, this operation is then compatible. 5. a. Other than employees, no one else is expected to use this site. b. A maximum of 15 employees will be at this site. c. Hours of operation are 6:00 a.m. - 6:00 p.m. d. One building will be erected. e. No animals will be on this site. f Other than small personal vehicles being used by the employees, the only other vehicles will be small delivery trucks. Forty foot trailers will be utilized for the delivery of the building units. Two deliveries may occur daily. g. The Fort Lupton Fire Protection District will provide fire protection. h. A well will be utilized for water service (See attached Well Permit). i. A septic system will be utilized for sewage disposal. j. Outside storage of building materials will be in the fenced work area behind the building. 6. No additional landscaping of this site is proposed. A row of trees were planted along the Highway 85 right-of-way by the previous U.S.R. Permit . There is no separate landscaping plan in this submittal. 7. It is the intent that this U.S.R. Permit would not terminate. If for some reason this would occur, removal of improvements, excluding the building, would return this site to its agricultural state. 8. Storm water drainage will be routed in a southeasterly direction to an existing holding pond. 9. Construction of this site will begin immediately after approval of this U.S.R. Permit. It will take 90 - 120 days. 10. The small waste that is generated will be put into a dumpster and removed weekly by an approved refuse firm.
