I have reviewed the Submitted materials for compliance with the adopted
codes and standards _of the Fire District. The property is within the
boundaries of the Fire District mid will receive service from the District The
District has no objections to the project if the requirements of the Fire
District can be met Based on my reviewI have the following comments:
. It is not poacrble, by reviewing the submitted materials, to detente
- the exact requirements for this building. It is possible that this will be
a hazardous..occupancy..because .of the dust -production and use of
flainnishle and combustible liquids. Ifthisis a hazardous occupancy,
than'' a fire sprinkler system; special ventilation, a dust collection
system and a.spray booth or spray area may be required. These issues.
need to be resolve. before the application proceeds.
The Minimum required fire flak is 1,500 gallons per minute at 20
pounds per square inch_:This- will increase to 2,000 gallons per minute
at 20 pounds per square inch, if this is a hazardous occupancy. (Fire
Protection Development Standards Section 6.02-1)
A required fire flow of 1,600 gallons per minute requires that one
.hydrant be; available to the building: This hydrant should be located so
that all parts: of the outside walls of the building are located within
450:feet.of the hydrant byline of fire apparatus travel. If the required .. _.
. fire flow is: 2,000 gallons per minute, then two hydrants are required to

4. The access road from WOE 22 to the building needs to be at least 20
feet in width. (Fire Protection Development Standards Section 3.01-1)
5. The address of the building needs to be clearly displayed on WCR 22
near the drive to the building. This may be located on a free-standing
sign. (Fire Protection Development Standards Chapter 4)

Dear Mr. And Mrs Reeve:
Based on the information provided the following items may be required..
1. A two hour fire resistive separation between the B-2 (public area) And H-2 (work area)
2. An automatic fire -extinguishing system shall be installed in the H-2 occupancy.
3.A dust collection system shall be installed in the H-2 occupancy.
4.The building shall be accessible to persons with disibilities with at least one bathroom
accessible.
5.The shop areas shall be wired for hazardous location per the 1990 National Electric Code.
To assist in the plan review a list and quantity of varnishes, thinners, etc. and the method of
application should be provided.

Environmental Protection Services has reviewed this proposal; the following
conditions are recommended to be part of any approval:
1. All liquid and solid wastes shall be stored and removed for final disposal
in a manner that protects against surface and groundwater contamination.
2. No permanent disposal of wastes shall be permitted at this site.
3. Waste materials shall be handled, stored, and disposed in a manner that
controls fugitive dust, blowing debris, and other potential nuisance
conditions.
4. Fugitive dust shall be controlled on this site.
5. The maximum permissible noise level shall not exceed the commercial limit
of 60 db(A) as measured according to 25-12-102, Colorado Revised Statutes.
6. Adequate toilet facilities shall be provided for the public.
7. The Division requires that this facility utilize the existing municipal
sewage treatment system.
8. All potentially hazardous chemicals must be stored and handled in a safe
manner. Reference 25-8-205.5 Colorado Water quality Control Act and Rules
and Regulations thereof.
9. The Division requires that this facility utilize existing public water
supply.

This facility is located at the end of the paving directly east of the I-25 Frontage Road on WCR 22.
I would like to have the applicant verify the width of the existing driveway and the approximate
radiuses entering on to WCR 22. The off-street parking, which is indicated on the drawing, is
adequate for the facility.
The storm water drainage run-off rate will have an insignificant affect on the site by just having one
additional modular building to the five acres. There is no asphalt parking or drive indicated to
displace in a stormwater run-off.
