We ask that the Board of Equalization review the huge increase
placed on the farm residence located in the Northeast quarter of
Section 14, twsp 1, Range 67, which address is 3695 Weld County
Road #23.
We have asked for estimated values on this dwelling from two
sources. Farm Bureau Insurance estimated the current base cost
of this residence as $93,460.00 with a replacement construction
cost of $107,435.00 to rebuild. The second estimate of value is
from J. L. Sears and Associates from Fort Lupton, Colorado whose
estimated value of this residence is $50.00 to $55.00 per square
foot. Since the square footage of the dwelling is 1750 square feet,
the value of the residence would be between $87,500.00 aknd $96,250.00.
Both of these valuations are far below the valuation of $138,530.00.
We believe the valuation should be approximately $92,700.00.
Enclosed are the valuation estimates showing the above quotes
for your information.
Please review this assessed valuation and correct it accordingly.
There have been no improvements or additions made on this property
during this past year.

homes are being built.

4. On an appraisal prepared for a new home in Fort Lupton, the appraiser used a total
of $63.76 for the cost basis of the new home.
Therefore, Mr. Doversberger, I would suggest that you allow for depreciation of you
home since it isn't new and use a figure of around $50 to $55 per square foot of
finished area to determine the current value of your home.
Example, if your home has 1800 sf then multiply by $50 and you will get $90,000.
If you multiply by $55 it will be $99,000. This will be the depreciated value of the
home.
