ANNEXATION IMPACT REPORT
D & H ANNEXATION
1. Please see the attached sketch plan map showing the following:
* Present and proposed boundaries of the municipality in the vicinity of the proposed
annexation;
* The present streets, major trunk water mains, sewer interceptors and outfalls, other
utility lines and ditches, and the proposed extension of such streets and utility lines
in the vicinity of the proposed annexation;
* The existing and proposed land use pattern in the areas to be annexed.
2. No draft or final preannexation agreement is available.
3. Several utility providers will provide the subject property with utilities. The Town of
Frederick will provide water service and police service. St. Vrain Sanitation District will
provide sanitary sewer service. Frederick Area Fire Protection District will provide service.
KN Energy, Inc. will provide gas service. United Power will provide electric service. U.S.
West will provide telephone service.
4. The subject property is within the following districts:
* Northern Colorado Water Conservancy District
* Central Weld County Water District
* Frederick Area Fire Protection District
* St. Vrain Sanitation District
* St. Vrain Valley School District, RE-1J
* Weld Library District
* Tri-Area Ambulance District
5. Zoning for P.U.D. has been requested by Petitioner. It is estimated that the D & H
Annexation will have approximately 68 single family dwelling units and approximately 26
multiple family dwelling units. Based on these numbers, the St. Vrain Valley School
District may be impacted by the following number of students:
(.350) K through 5th 33 Students
(.140) Middle School 17 Students
(.170) Senior High School 13 Students
TOTAL: 63 Students
