Colorado Department of Transportation 2. Weld County Public Works 3. Weld County Health Department 4. City of Mead 5. Mountain View Fire Protection District The Department of Planning Services' staff recommends conditional approval of this request. This determination was based upon the following: 1. The submitted materials are in compliance with the application requirements of Section 8.4 of the Weld County Subdivision Ordinance. 962090 2. It is the opinion of the Department of Planning Services° staff that the applicant has shown compliance with Section 8.4 of the Weld County Subdivision Ordinance including specifically: a. The Resubdivision will not adversely influence the adopted rules, regulations and ordinances currently enforced upon and affecting this subdivision b. The Resubdivision will not adversely influence surrounding property owners and conforms with the Weld County Comprehensive Plan. Conditions of Approval 1. Within 30 days from the date of approval by the Board of County Commissioners, the applicant shall submit a mylar plat prepared in accordance with Section 7.2.6 of the Weld County Subdivision Ordinance. The plat shall be recorded with the Office of the Weld County Clerk and Recorded and the applicant shall be responsible for all recording fees. 2. Prior to recording the plat: a. A fifteen (15) foot utility easement shall be placed along the south and west property lines of Block 2, as approved by the Weld County Utility Advisory Committee. No large trees shall be placed within the fifteen (15) foot utility easements. b. A ten (10) foot utility easement shall be placed along the south and west property lines of Block 2, as approved by the Weld County Utility Advisory Committee. No large trees shall be placed within the ten (10) foot utility easement. c. All accesses shall be clearly delineated on the plat. d. All easements shall be clearly delineated on the plat. 3. The applicant shall adhere to all regulations and requirements of the Colorado Department of Transportation. 4. The I-25 Frontage Road right-of-way shown on the submitted plat shall be dedicated to the Colorado Department of Transportation for future expansion of the highway.
