Thank you for referring the Hamilton Noname Creek 1/2 Annexation to the School District. Without
infor ation on the number and type of dwelling units the student yield cannot be calculated. Please forward
this formation as soon as it is available. Students living in this subdivision would attend Frederick
Ele entary School and Frederick Middle/Senior High School under the present school boundaries. However.
due to potential growth in these schools, this development and other existing developments in this feeder could
be o+aced in another attendance area in the future. Bus transportation would be required.

The )istrict is on record as not opposing growth so long as the growth is planned and is manageable from a
student enrollment stand point. In addition, there are other approved developments in these attendance areas
whic i will, together with this proposal, have a significant cumulative impact on these schools.
As the volume of development increases in this area, the District is becoming extremely concerned about our
ability to provide the same quality education for these new students that we are providing students in other
areas of the District due to increasingly overcrowded school facilities. With the implementation of the land
dedication/cash in -lieu ordinance by the Town of Frederick, residential projects will now be required to pay a
fee per dwelling unit or donate land based on the student yield of the development. This proposal may provide a
large enough site to consider locating another secondary school. We would like to visit with the developer to
explcire the possibilities. With the land dedication/cash in -lieu program, the District has no opposition to
this project.

ANNEXATION IMPACT REPORT
HAMILTON ANNEXATION #1
(A) Please see the attached sketch plan map for the following information:
Present and proposed boundaries of the municipality in the vicinity of the proposed
annexation.
The present streets, major trunk water mains, sewer interceptors and outfalls, other
utility lines and ditches, and the proposed extension of such streets and utility lines in
the vicinity of the proposed annexation.
• The existing and proposed land use pattern in the areas to be annexed.
(B) A copy of the Annexation Agreement will be forwarded upon review by the Town.
(C) Several utility providers will be involved in providing the Hamilton Annexation with
utilities. The Town of Frederick will provide the water and electric service, Tri-Area
Sanitation District will provide the property with sanitary sewer service. It will be served
by Frederick Area Fire Protection District, U.S. West will provide phone service, and K -N
Energy will provide gas service.
(D) The financing of all utility extensions will be the responsibility of the developer.
(E) The Hamilton Annexation is within the following districts:
• Northern Colorado Water Conservancy District (see attached letter)
• *Central Weld County Water District
• *Tri-Area Sanitation District (applied for)
• St. Vrain Valley School District, RE -1J
• Frederick Area Fire Protection District
• Carbon Valley Recreation District
(F) It is estimated that the Hamilton Annexation will have between 127 and 153 dwelling units
made up of a combination of single family detached homes and townhomes. Based on
these numbers, the St. Vrain Valley School District may be impacted by the following
number of students:
(.350) K through 5th
(.140) Middle School
(.170) Sr. High School
