Introduction.
A petition has been filed with the Town, pursuant to §31-12-107(2), C.R.S., and
Chapter 14 of the Code of Ordinances for the Town of Platteville (the "Code") for
annexation of the unincorporated lands described in Exhibit "A" attached hereto and
incorporated herein by reference (the "Property"). The Property consists of approximately
12.867 acres of land. The Annexors, William J. Sholdt, Bertha A. Sholdt and Myron D.
Sholdt, are the owners of 100% of the Property and desire to obtain from the Town such
municipal services as the Town may now or in the future extend to its residents, including
but not limited to those described herein. The Property is currently farm ground and is
zoned county agricultural. There are two residences on the site, a single family home and
a mobile home. The owners intend to remove the mobile and construct a new home. The
remainder of the property is to remain in agricultural use at this time. Approximately 673
feet of Weld County Road 32 1/2 is included in the proposed annexation.
Preannexation Agreement.
None
Municipal Services.
The Town will provide police protection, street maintenance, snow removal, and
other municipal services to the Property on the same basis as those services are provided
throughout the Town. Property owners will be required to extend water, sanitary sewer
and other facilities to the Property at owners' sole cost in conformance with Chapters 10
and 16 of the Platteville Municipal Code.
Districts Within Area.
The existing districts within the area under consideration for annexation are: Weld
County School District RE 1, Platteville Fire Protection District, Weld Library District,
Northern Colorado Water Conservancy District, Central Colorado Water Conservancy
District, Central Weld County Water District, and Aims Junior College.
Impact on Schools.
The Sholdt Annexation will not generate additional students.
Timing of Development.
Current plans call for one additional single family residence to be constructed on
the property.
Oil and Gas Mineral Ownership.
The mineral rights are owned by the Applicants. Basin Operating Company has a
non -occupancy lease for the mineral rights.
