SPECIAL REVIEW QUESTIONNAIRE
1. The property will first be used as a residence. Secondly, it will allow us room to park
or store our equipment between jobs which are state wide for A-One Housemoving, our
house moving business. This permit should be issued in A-One Housemooving and Jim
and Judy Reynolds' name only. William and Kimberly Freeman's names are one the
application only because they are still in title to the property until Nov. 30, 1998. We are
in the process of purchasing the property. There is an existing 40 x 80 shop building on
the property which will allow out of sight parking for one semi tractor and one 1-ton
pickup truck. The other areas of the land will house various sized steel beams, and
blocking and shoring materials. In most cases, the equipment would not exceed 4 ft. In
height when being stored. No actual business directly with the public will be done on the
property. Equipment will go to the various job sites and return when the job is finished.
Normal turn around time of 2-3 weeks per job. Please see attached photos of our present
storage location of our equipment.
2. The property is presently zoned Ag and the proposed use is consistent with the oil and
fanning business' presently in the surrounding area.
3. This proposal is consistent with the intent of the Weld County Zoning Ordinance
which states a special use permit is needed for any outside storage of equipment.
4. Located on all sides of the property is open farm ground. The farm ground has a large
pivot sprinkler which totally surrounds the proposed property except for approximately
300 ft. At the front. At the rear of the property are gas wells and storage tanks owned by
others. The closest neighbors are a minimum of 1/3 mile to the West. Highway 85 is 1/4
mile to the East and Highway 60 is 3/4 of a mile to the West allowing easy access.
5. A. The site will be used by immediate family only. It will be our home.
B. None. Our business has been family owned and operated since 1946.
C. Actual work is done off-site. Anything done on-site would be normal hours.
D. None proposed.
E. None pertaining to the business, if any they will be household pets, or consistent
with the Ag zoning on the property.
F. Family cars, 2 pickups, one semi tractor. The car and pickups daily, the semi
between jobs.
G. Platteville fire dept.

H. Weld Central Water, domestic, no irrigation water.
I. There is septic currently on the property, no new requirements needed.
J. Steele beams, wooden railroad ties, cement block, see attached photos.
6. The landscaping should remain what it is at this time, no changes are anticipated or
proposed at this time.
7. None will be needed. The ground will not be destroyed and there is presently gravel
where the storage of the equipment will be needed.
8. The storm drainage will be handled as it presently is with no changes needed.
9. There is no need for construction or landscaping at the site, it's present condition and
use is very workable as is.
10. There will be no storage of waste expected at the site. Normal trash for a home
owner is all that will be generated.
