The Weld County Public Works Department has reviewed this proposal. This project falls primarily under the
purview of the Weld County Site Specific Development Plan and Use by Special Review Permit Standards. Our
comments and requirements are as follows:
COMMENTS:
The Weld County Transportation Plan Map identifies WCR 10 as a local gravel road with an average daily traffic
count, in 1996, of 48 vehicles in a 24-hour period. WCR 5 is designated as a collector status road and is located
approximately 600 feet eas:of the proposed facility. This road had an ADT count of 487 in 1996. The Public Works
Department is currently in the process of updating counts on WCR 10 and WCR 5.
REQUIREMENTS:
Access: The applicant intends to utilize the one existing access to the masonry construction company and
residential parcel. There will be no additional accesses granted from WCR 10.
Circulation: The circulaticn appears to be adequate for the proposed facility with parking and turn-around area.
Storm Water Drainage: The applicant is proposing an additional 22' x 48' structure on the three-acre parcel. The
existing drainage system, which appears to be adequate, should handle the proposed addition. Storm water
drainage does not appear to be a problem.

COLORADO CASE NO.: USR-1239 NAME: Macurdy, T. Kevin
Environmental Heath Services has reviewed this proposal for a masonry construction company. The
following conditions are recommended to be part of any approval:
1) All liquid and solid wastes (as defined in the Solid Wastes Disposal Sites and Facilities Act,
30-20-101, C.RS. as amended) shall be stored and removed for final disposal in a manner that
protects against surface and groundwater contamination.
2) If applicable, an Air Pollution Emission Notice (A.P.E.N.) And Emissions Permit application
must be submitted to the Air Pollution Control Division, Colorado Department of Health and
Environment for emissions of criteria, hazardous or odorous air pollutants. Sources of such
emissions include but are not limited to the following: sandblasting operations, mining, spray
paint booths, dry cleaners, haul road traffic, composting, boilers and incinerators.
3) No permanent disposal of wastes shall be permitted at this site.
4) Waste materials shall be handled, stored, and disposed in a manner that controls fugitive dust,
blowing debris, and other potential nuisance conditions.
5) Fugitive dust shall be controlled on this site.
6) The maximum permissible noise level shall riot exceed the commercial limit of 60 db(A), as
measured according to 25-12-102, Colorado Revised Statutes.
7) Adequate toilet facilities shall be provided for the employees.
8) The facility shall be served by the existing septic system(permit no. G19700467). The septic
system shall be reviewed by a Colorado Registered Professional Engineer. The review shall
consist of observation of the system and a technical review describing the systems ability to
handle the proposed hydraulic load. The review shall be submitted to the Environmental
Health Services Division of the Weld County Department of Public Health and environment.
In the event the system is found to be inadequately sized or constructed the system shall be
brought into compliance with current Regulations.
9) The facility shall utilize the existing public water supply. (Left Hand Water )

10) Prior to recording the plat, the applicant shall submit a waste handling plan to the
Environmental Health Services Division of the Weld County Department of Public Health and
Environment. The plan shall include at a minimum, the following:
1) A list of wastes which are expected to be generated on site ( this should include
expected volumes and types of waste generated).
2) A list of the type and volume of chemicals expected to be stored on site.
3) The waste handler and facility where the waste will be disposed ( including the
facility name, address, and phone number).

Thank you for referring the application Kevin T. Macurdy Site Specific Development Plan to the School

contain any new residential units. Thus, the School District would not be in opposition to this proposal.

Construction Company to be located at 2091 Weld County Road I0 (Case Number: IJSR-1239).
The property nr.med is within the boundaries of the Mountain View Fire Protection District and
receives service from the District.
The Fire District does not object to the request. If the existing building is used for vehicle repair,
the building needs to be approved for such as use by the Weld County Building Department
Any future construction must he in accordance with the adopted codes and standards of the Fire
District and water supply for tire protection will he required.
