REQUEST: Planned Unit Development Final Plan for Filing II, Meadow Vale Subdivision (78 lots) LEGAL DESCRIPTION: Part of the SW4 of Section 4, T2N, R68W and part of the SE4 of Section 5, T2N, R68W of the 6th P.M., Weld County, Colorado. LOCATION: North of and adjacent to State Highway 119; west of and adjacent to Weld County Road 5.5. For a more precise location, see legal. Todd A. Hodges gave a brief overview of the proposed site. Mr. Hodges read the Conditions of Approval required in Filing I, and suggested that they remain consistent in Filing II. The Utility Advisory Board agreed that the proposal would be acceptable with the following Conditions of Approval, which are consistent with Filing I: 1. The following note shall be placed on the plat: Interior lot line utility easements shall be required only when needed by the utility or service company. 2. A fifteen (15) foot perimeter utility easement shall be placed on the plat. 3. Lots located adjacent to open space shall have a ten (10) foot utility/drainage easement located on each side of the rear lot line, for a total of a twenty (20) foot easement. 4.
