USE BY SPECIAL REVIEW QUESTIONNAIRE
1. The property, approximately 14 acres along the Platte River will remain in agricultural.
The upper portion, approximately four acres adjacent to Highway 85, is proposed to be used for
commercial purposes. The commercial purpose will be for the processing and storage of
recycleable materials (cardboard, newspaper, empty metal and plastic barrels (which have
previously contained only nontoxic materials), and nontoxic plastics). (kw, 9(4 -(L

2. This use is consistent with the Weld County Comprehensive Plan in that the properties directly
to the south is used for commercial purposes as are all the properties directly across Highway 85
to the east. This proposed use will be consistent light commercial uses currently being conducted.
The property adjacent to the river will remain agricultural. It is our intent to further improve the
air quality, as well as the visual appeal of the property through the use of approved fencing and
planting and maintaining a border of trees and shrubs around the property.
3. Although the property is currently zoned agricultural, property immediately adjacent on the
south and across Highway 85 to the east are commercial. Additionally commercial property is in
place on the second property to the north the property .
4. The property to the south is a commercial facility that insulates water tanks, buildings and has
storage facilities. Immediately to the east, across Highway 85, there are storage yards. The
proposed use of these four acres is consistent with these uses.

b. Approximately 1 - 5 people will be employed; however, this will not be until 1999/2000.
c. Hours of operation are not known at this time; however, access to the facility is required
24 hours per day.

e. No animals will be kept on the site where the special use is being requested. Goats will
be kept on the portion of the property that is to remain agricultural.
f. Vehicles to access the site will be one-ton trucks with 30/32 foot trailers, and the trucks
also towing a dumper trailer or smaller trailers.
g. Brighton Fire Department maintains the Fire Protection for the site.
h. Water source will be a well. This will be used for domestic and commercial purposes.
i. Proposed sewage system is a septic system.

j. Baled cardboard, baled/boxed newspaper, nontoxic steel/plastic barrels.
6. Landscaping will consist of low and medium bushes and trees and approved fencing. Map
attached.
7. Proposed reclamation procedures, upon termination of the use by Special Review, will be to
resod with native grasses and use the storage building for personal item.
8. Storm water drainage will be direct to the drainage ditch that runs along Highway 85.

9. Building construction will not begin until approval has been received from the Weld County
Commissioners; length of time is, of course, dependent upon contractor time constraints. .
Landscaping will begin in the spring of 1999.
10. Any waste that should occur will be stored in double/triple sided boxes, held to the river-side
of the building, and land filled.

Per information received from the Department of Natural Resources, only requests from the
County will be honored in request for a letter stating the availability of adequate water. A request
for a well has been filed. Per Mr. Nielsen of the Department of Natural Resources an aquafir is
available and he would approve an unrestricted well request.
