This is a letter to answer the questions in the use by special review questionnaire.
-This proposal is consistent with the Weld County Comprehensive plan because we will not he
removing prime agricultural land from production, the land is now used for a horse pasture, and is
to small to be used as agricultural land for profit.
-The proposal is consistent with the intent of the zone district because it will be provided by in the
use by special review permit.
- This will be compatible with future development as stated in the Weld County Comprehensive
Plan because as stated above it is not removing prime agricultural land from production.
- This site is surrounded by a R.V. parking area on the north corn fields on the east and south and
our home on the west, and is approximately 350 feet from any residential buildings. This use
would not affect any of the surrounding uses.
-The property is not located in a flood hazard zone, a geological hazard zone or an airport overlay
zone.
-The property has not been used for agricultural purposes for many years and is to small to be
used for that purpose.
-This use will not adversely affect public health, safety of welfare.
-The site will be used for a dog and cat boarding kennel and grooming facility. The animals will
be housed inside a steel building and let out in rotation to be exercised in exercise pens. All dogs
and cats will be kept inside at night. The Facilities will be built to American Boarding Kennel
Association (A.B.K.A) standards.
-The site is approximately 350 feet from any residential structures.
-The employees will be my wife and myself in the beginning and as business grow possibly 1 or 2
more employees. The hours of activity will be from 7:00 am to 6:00 p.m..
-There should not be more than 5 to 10 people visiting the property on a daily bases.
-Approximately 60 dogs will be will be housed at the kennel and approximately 15 cats.
-A steel building will be erected on the site to house the dogs and cats in and serve as on office and
grooming facility.
-Most vehicular travel will be passenger vehicles of the owners dropping off and picking up their
animals approximately 5 to 10 per day. There will be delivery trucks of food and supplies on a
most likely bi-monthly basis. Also trash service on a weekly or bi-weekly schedule.
-There will be a new septic system put in for the kennel use.
-All animal waste will be picked up out of the kennel daily and put in a trash dumpster and
removed from the site weekly or bi-weekly as needed.
-It will take approximately 6-8 months to build the site and construction will begin as soon as the
use by special review permit is granted or when the weather permits.
-The area around the building will be landscaped for both practicality and pleasure.
-There are very few boarding kennels in this area and as the area continues to grow there will be
even more demand for them. As it is many people are taking their animals to Fort Collins or even
Denver to be boarded.
-We are in the Milliken tire protection district.
-The water service that currently services the property will be extended to provide water to the new
building.

Screening plan for kennel

Colorado spruce will be planted along the entire east side of the property at 10' spacing and
10' off of the property line. Colorado spruce will also be planted along the north and south
property lines starting at the east edge and continuing for 140', again these will be al 10' spacing
and 10' off of the property line. The spacing of 10' will help the screen fill in faster but is to close
for mature size on these trees so when the trees start to interfere with each other every other tree
will be removed to let the remaining trees grow to a proper shape and size.
A Cheyenne privet hedge will be put in on the north, east, and south sides of the kennel.
This hedge will be placed right out side of the chain link fence. This should create a quick and
long lasting screen for the kennel.
