Box 758 Greeley, CO 80632-0758 Clerk: Attached are Annexation Impact Reports prepared by the City of Dacono for three proposed annexations to the City. These annexations are known as the Dacono Gateway Center Annexation, Sharpe First Annexation and the Sharpe Second Annexation. All of these annexations exceed 10 acres in size and state statutes require that an Annexation Impact Report be provided to the Board of County Commissions at least 20 days prior to consideration of the annexation by the Dacono City Council. The Council will consider the annexations on August 24, 1998. Please let me know if you have any questions regarding these annexations. Project Description The proposed Dacono Gateway Center Annexation is shown on the attached maps. The area to be annexed includes 148.131 acres of land currently zoned A-Agricultural. In conjunction with the proposed annexation, the zoning is proposed to change from Weld County A-Agricultural Zoning to City of Dacono C-R Commercial Residential and I-1 Industrial Zoning. II. Municipal Services Municipal services for the Dacono Gateway Center Annexation will be provided in the following manner: Electricity: United Power Natural Gas: K-N Energy Telephone: U. S. West Water: Central Weld County Water District Sewer: St. Vrain Sanitation District Fire: Mountain View Fire District Police: Dacono Police Department Financinit the municipal services within the area to be annexed is addressed in an annexation agreement between the applicant and the City of Dacono. Ill. Special Districts The area to be annexed is included within the following special districts: Central Weld County Water District Northern Colorado Water Conservancy District St. Vrain Valley School District RE-1.I Tri-Area Ambulance District Carbon Valley Recreation District Mountain View Fire Protection District IV. School District Impact The proposed zoning does include the potential for residential land uses when the property to be annexed is developed. Based on the proposed C-R Commercial Residential Zoning for a portion of the property, there is the potential for dwelling units to be planned for this property; however, the St. Vrain Valley School District RE-1J has commented that with the recent adoption of the 1 City of Dacono's land dedication/cash in-lieu program, the district has no opposition to the proposed annexation of this property.
