APPROVED WITH CONDITIONS
The Department of Planning Services has determined through the review that the standards of Sections 11.5.1 through
11.5.6 of the Weld County Subdivision Ordinance have been met. This Recorded Exemption is approved with the
following conditions in accordance with information submitted in the application and the policies of the County.
A Weld County septic permit is required for any proposed home. The septic system shall be installed according to the
Weld County Individual Sewage Disposal System (ISDS) regulations.
The applicant shall submit a mylar plat to the Department of Planning Services to be recorded in the office of the Weld
County Clerk and Recorder. The plat shall be prepared in accordance with the requirements of Section 11.7 of the Weld
County Subdivision Ordinance. The plat shall be submitted within sixty (60) days from the date of approval by the
Department of Planning Services. The applicant shall be responsible for paying the recording fees.

Pursuant to our conversation regarding the above recorded exemption,
please proceed to process this matter as an amended recorded exemption.
The amendment will change the location of the existing Lot A of RE -431
(located in the northwest corner of the parcel) to the Lot A shown on the
plat submitted with our application (located in the southwest corner of
the parcel.) In addition, the amendment will show the boundaries of the
parcel to exclude the excepted parcel in the northeast corner of the
parcel.
The application which we originally submitted with you was for a recorded
exemption, and we paid the appropriate fee therefor. We hereby request
a reimbursement in the amount of $800.00 which represents the difference
between the application fee for an amended recorded exemption and a
recorded exemption plus a $10.00 recording fee to remain with your
office.
It is our understanding that the amended recorded exemption can be
processed administratively, and that it will be completed within one
week. Upon notification of approval, we will provide you with a mylar
plat for recording purposes.

This letter is in response to your request that the Little
Thompson Water District provide a water commitment for the property
described as follows:
NW 1/4, SEC 3, T4N, R68W -- Weld County
Little Thompson Water District currently serves both tract
"A" ( tap # 3815) and tract "B" ( tap # 2693). We will continue to
serve both tracts through the existing taps.
At such time as tract "B" ( the Dairy ) changes ownership the
new owners will be required to provide one tap for each of the
residences on the property, per Little Thompson Water District
rules and regulations.
