I have reviewed the application and have the following comments:
On the drawings labeled "Road Plan", Sheet 3 of 8, the applicant is indicating a 10' radius at both
Willow Ridge Drive and Brookside Drive where both will intersect with WCR 60. The County's
minimum standard radius is 20'. Please change this on the mylar.
On the drawing, the applicant is not indicating any right-of-way drainage culverts at either location.
Both culverts need to be properly sized and placed on the mylar to avoid restriction of the roadway
or surface drainage. Any utility work within Weld County right-of-way will require an Underground
Utility Permit. Please contact Weld County Public Works Department (at 356-4000 Ext. 3750) prior
to any excavation to be done within the right-of-way.

Reference is made to the Tri-City Ventures Li.C. Minor Subdivision (your Case No.
S-380) located in the Northwest '/a of Section 8, Township 5 North, Range 67 West, Weld
County, Colorado.
Prior to any work at this site, the property should be examined for wetlands pursuant
to Section 404 of the Clean Water Act. Any wetlands should be delineated and mapped.
This office should be contacted for proper Department of the Army permits prior to
any work in an existing wetland.
Please find the attached list of Environmental Consultants who may assist in the
wetland delineation and mapping.

enclosed is a copy of the right-of-way, grant dated July 7, 1976,
for KN's natural gas pipeline #16-10-075-74-4" Ext. For your
information KN has a 50 foot right-of-way for this pipeline. For
safety purposes KN requires that there will not be any permanent
structure built on this 50 foot right-of-way and that there must
be at least 42 inches of covering on KN's pipeline. Remember to
notify Utility Notification Center of Colorado, #1-800-922-1987,

Dear Gloria:
Earlier today at aregularly scheduled meeting, the City of Greeley Planning Commission
recommended no objection -to the proposed Tri-City Ventures Minor Subdivision Final
plat, since the City does not review design elements, the project is located outside
Greeley's current Long Range Expected Growth Area (LREGA) and the zoning has been
established for a subdivision. Planning Commission did note several Comprehensive
Plan Policies indicate the property should not have been rezoned to Estate in the first
place.
Planning Commission and staff appreciate the opportunity to review proposals outside
the city limits which impact our community.

To Whom it May Concern:
In reference to Case Number S-380 The Meadow Brook Farm, Cody and
I have reviewed the Utility plans and find the Fire Hydrants
adequate and in the right locations.
The only further request is that a dry Hydrant be located near the
pond for additionalfire protection in accordance with Windsor Fire
Department's Standard for rural subdivisions. The pond should have
approximately 30,000 Gallons of water available at all times.
With this addition the Windsor Firs Department will accept your
final plat.

Reference is made to the Tri-City Ventures L.L.C. Minor Subdivision, Meadow
Brook -Farm -Project located in Section 8, Township 5 North, Range 67 West, Weld
County, Colorado.
The project has been reviewed in accordance with Section 404 of the Clean Water
Act under which the U.S. Army Corps of Engineers regulates the excavation and
discharge of dredged and fill material into waters of the United States including wetlands.
This letter is to inform you that the proposed activity, assigned number
199480995, will not require a Department of the Army (DA) Permit.
Although a DA Permit will not be required for the project, this does not eliminate
the requirement that other applicablefederal, state, and local Permits be obtained as
required.
