Box 758 Greeley, CO 80632 RE: Parcel #095915309009, Log #2671 Dear Sirs: Enclosed please find my signed Petition to the County Board of Equalization for the referenced property, which is my residence. I purchased the property on December 22, 1997, for $364,500. At the time of purchase the basement was completely finished; however, the previous owner who was also the builder had failed to take out a building permit for finishing the basement. The City informed me of this about a month after my purchase and the builder then came in and rectified the situation by taking out the permit. This is probably why the Assessor's Office added $10,000 to my purchase price for basement finish. Additionally, the purchase price included approximately $20,000 of personal property, including two dishwashers, a deep freeze, two refrigerators (one being a very expensive stainless steel refrigerator), a microwave, an oven and range, a jet bathtub, a chandelier, a pump and a sound system. This was reported on the TD-1000. Therefore.. I feel it would be more proper for the assessor to take the $364,500 purchase price less $20,000 and then apply their time adjustment. In regard to a time adjustment, this house is a custom home with very little comparable to it that sold during the base year period. I believe it would be difficult to come up with a time adjustment based on other sales in the area simply because this house is so unique. Thus, the assessor's time adjustment may be subject to much speculation. Could you please call me before scheduling a hearing date and time so that I might ensure my calendar is clear for that date and time? Thank you very much. Pursuant to Colorado statute section 39-8-108 (5)(d) could you provide me with the data supporting the assessor's valuation at least two working days prior to the hearing, including the basis for the time adjustment, i.e. what specific paired sales or other information that was used on which to base a time adjustment?
