Dear Barabara Kirkmeyer,
This letter is a formal request for the waiver of the building permit fees for new construction at the Triangle Cross Ranch
(TCR)in Galeton, Colorado.
Triangle Cross Ranch has been in existence since 1986. TCR is a non-profit Christian organization whose mission is to
provide the mentally disabled adult with a safe and healthy environment in which to live. TCR's goal is to see that each
rancher(resident)grows spiritually,physically and mentally so that they might be a contributing factor to society.
TCR presently consists of 5 ranch houses,an office and a barn located on 22 acres. TCR is connected to the Galeton city
water and sewer and does not have septic tanks. The Weld County Planning Department has inspected the ranch and given
us permission to build two new homes, a recreation/community/office center and a barn.
The Triangle Cross board is in the process of selling two of the older homes located on TCR. Contingent upon the outcome
of these sales,TCR is planning on building two new homes sometime within the next three years. The reasons TCR is
selling the two older home is because of their deteriorating condition,the location from the central part of the ranch and the
lack of bedrooms to meet our license requirement of 20 residents. Each of the new houses will consist of 5 bedrooms-4 for
ranchers and 1 for houseparents
In addition,TCR has a benefactor who is presently negotiating a building expansion of their business. This business is not
located in Weld county. The benefactor wants to make part of their expansion plans a community/recreation/office complex
at TCR. The benefactor is aware that any construction on Triangle Cross Ranch must meet with the building codes of Weld
county. We have not been given any time lines as to when construction of this facility will begin,only that it could possibly
be within the next year or two.
We presently have 16 ranchers with bedrooms for 18.
