A regular meeting of the Weld County Utilities Coordinating Advisory Committee was held on Thursday,
April 22, 1999. at 10:00 a.m., in the Conference Room of the Weld County Administrative Offices at 1400 N.
17th Avenue, Greeley, Colorado.

DESCRIPTION: Final PUD for seven E (Estate)zoned lots and open space
LEGAL DESCRIPTION. Part of the NW4 of Section 20, T6N, R64W of the 6th P.M., Weld County,
Colorado
LOCATION: South of and adjacent to State Hwy 392 and east of and adjacent to WCR 51
Ben Patton, explained that Lindies Lake has about 47 acres of open space including Lindies Lake. Each of
the seven lots are approximately 4.46 acres, which will be serviced by North Weld Water District and on site
septic systems.
Bill Hall, applicant stated that he is working with North Weld Water to include a fire hydrant on the north end
of the property. The power lines will be underground.
Cody asked about all the utilities being placed in lot seven. Mr. Hall replied that the reason they placed all the
utilities on the one lot was because of the lake access.
Cody stated that the 65' ditch maintenance easement does not have a utility easement. Gene said that they
will need an extra 15-foot easement. Mr. Hall stated that he will provide the15-foot easement.
Gene moved to accept the plat with the additional 15-foot easement.

DESCRIPTION: Minor Resubdivision for the Vacation of a Taxi Easement and Utility Easement LEGAL
DESCRIPTION: Lots 14, 15, and 16, Block 2, Parkland Estates Subdivision, located in the N2 of
Section 8, T1 N, R68W
LOCATION: South of Weld County Road 12, Between Weld County Road's 3 and 5.
Julie Chester, explained that Parkland Estates is an older subdivision. She stated that Mr. Hollis proposed
to vacate a taxi easement and a 10-foot utility easement.
Mr. Hollis, applicant, said that he would like the easements either relocated or vacated. He explained by
eliminating the easements it would enable him to build a hanger.
Gene Rempel asked if all the utilities were currently in. Mr. Hollis said that the only utilities on the property
are private utilities. He said the easements that run along the road service the lots.

Julie explained that one adjacent surrounding property owner had addressed concerns regarding if Union
Pacific were to develop':he surrounding property, he would no longer have access to the taxi easement. Mr
Hollis stated that he too would not have access if they developed the surrounding Union Pacific Development
area.
Julie asked Mr. Hollis what the possibility would be for them to develop the surrounding property. Mr. Hollis
replied that the possibility is slim to none. The area is considered a high density area. Therefore, they will
need to get permission from the surrounding property owners that are within 350 feet, prior to any
development.
Cody moved to vacate the utility easement.
