AGRICULTURE Service 80601 Phone : 303-659-7004 Fax: 303-659-1768 MEMORANDUM DATE : January 19, 1999 TO : John Moser - President Platte Valley SCD FROM: Norman Wells - RC NRCS - brighton SUBJECT : Special Review Permit - Case USR-1214 C3 Zoning This request is for a change in zoning to C3 to allow for light manufacturing. The site is the old Whitman Implement Building on north Denver Ave . in Fort Lupton . Currently, the building is vacant . An application for new septic/leach field has been applied for. The soils are classified as Altvan loam with moderate permeability and low erosion hazard. This soil also has a slight limitation for septic systems . The plan submitted calls for a 75 foot buffer zone to be installed in the front area of the lot . This would screen the building from Denver Ave . The plan also indicates that 5 6foot Pinon Pines would be planted. Since this is an existing structure where no major changes are taking place, I can see no problems .
