Teets Annexations
To the Town of Firestone
Weld County, Colorado
I. Project Description
The proposed Teets annexations (1, 2 and 3) are shown on the attached
map (Exhibit A). The area to be annexed includes approximately 931
acres of predominately vacant land in unincorporated Weld County. In
conjunction with the proposed annexation, the zoning is anticipated to
change from Weld County Agricultural zoning to Town of Firestone
Planned Unit Development Residential -A.
The annexation includes a currently unannexed portion of WCR 20 and
other County road alignments, consistent with the agreed upon policy
between the Town and the County, whereby the Town will not annex one-
half of any County roadway.
The annexation of this property provides the Town the opportunity to
incorporate the necessary short and long term housing necessary to
appropriately accommodate the growth of the area.
This annexation is consistent with the Town of Firestone Comprehensive
Plan Map and the regional water and wastewater studies prepared by the
Town.
The non -motorized trail system proposed through the development is
intended is be consistent with the Town's stated goal of assuring regional
trail connections to the Firestone Rails -to -Trails project.
II. Municipal Services
Municipal services for the Teets Annexation will be provided in the following
manner:

Natural Gas K -N Energy and/or Public Service Company
Telephone US West
Water Town of Firestone

Sewer Tri-Area Sanitation District
St. Vain Sanitation District
Fire Frederick Area Fire Protection District
Police Firestone Police Department
Financing the municipal services will primarily be the responsibility of the
property owner/developer. Municipal services provided by the Town will be
through impact fees, taxes, charges and/or special improvement districts if
necessary.
There exists a 16 -inch water line in WCR 15 that the Town will connect to
in order to serve the property. Sanitary sewer trunk lines exist to the west
and north of the property. Extension of these lines will be required over
time, in cooperation with the appropriate sanitary service districts.
Ill. Special Districts
The area to be annexed is included or will petition for inclusion into the
following special districts, as appropriate:
• St. Vrain Valley School District RE -1J
• Tri-Area Ambulance District
• Carbon Valley Recreation District
• Frederick Area Fire Protection District
• Tri-Area Sanitation District
• St. Vain Sanitation District
Frederick Area Fire Protection District
IV. School District Impact
It is not anticipated that the annexation will negatively affect the local
public school district system in any way, as the development has stated in
their proposed zoning document the ..."commitment to reasonably
cooperate with the Town in their agreements with the School District to
assure appropriate school facilities to serve the elementary, middle and
high school age children that will reside within the ODP "... The complete
proposed zoning document has been sent to County Planning Department
for review and comment. The number of students generated from this
property has been estimated at approximately one thousand over time.
