RE: GRANT REQUEST FROM MCSTAIN ENTERPRISES, INC. FOR PREADVERTISEMENT
OF PUD FINAL PLAN S#378
WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to
Colorado statute and the Weld County Home Rule Charter, is vested with the authority of
administering the affairs of Weld County, Colorado, and
WHEREAS, the Board has received a request for preadvertisement of an application from
McStain Enterprises, Inc. for Site Specific Development Plan and Planned Unit Development Final
Plan S#378, and
WHEREAS, said property is described as the EY SW% of Section 5, Township 2 North,
Range 68 West of the 6th P.M., Weld County, Colorado, and
WHEREAS, after study and review the Board deems it advisable to grant said request, with
the hearing date to be set as June 21, 1995, at 10:00 a.m.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of Weld
County, Colorado, that the request for preadvertisement of an application from McStain Enterprises,
Inc. for Site Specific Development Plan and Planned Unit Development Final Plan S#378 be, and
hereby is, granted.
BE IT FURTHER RESOLVED by the Board that the hearing date to consider said application
be, and hereby is, set as June 21, 1995, at 10:00 a.m.
The above and foregoing Resolution was, on motion duly made and seconded, adopted by
the following vote on the 15th day of May, A.D., 1995.

TO THE
McStain Enterprises, Inc. is requesting pre -advertisement for the Board of County
Commissioners hearing concerning case S-378. The Planning Commission hearing date for
case S-378 is set for June 6, 1995. Staff requests that the Board of County Commissioners
hear this request on Monday, May 15, 1995 to determine if pre -advertisement will be allowed.
If the Board acts favorably, the Planning staff requests that the Board of County Commissioners
hearing for case S-378 be scheduled for June 21, 1995.
I have attached a copy of the two (2) letters received from Stephen Hanson of McStain
Enterprises, Inc..

RE: LONGVIEW; A MANUFACTURED HOME DEVELOPMENT
Dear Mr. Warden,
We respectfully request pre -advertising for the Board of County Commissioners' hearing
for this land use application. We are requesting the pre -advertisement for the following
reasons:
(1) In order to address the need for low cost, high quality housing demands in the
Weld County area, the applicant would like to proceed with construction as
expediently as possible to begin providing the product to the market.
(2) Due to the size and nature of the project, the planning staff has requested
additional time to review the application; therefore we would like to expedite the
overall process by pre -advertising and appearing before the Board of County
Commissioners as soon as possible.
As the applicant, McStain Enterprises, Inc. will be responsible for all costs associated
with this pre -advertisement.
Enclosed is a check for $35.00 to cover the administration fees.

NOTICE OF PUBLIC HEARING
The Weld County Planning Commission will hold a public hearing on Tuesday, June 6, 1995
1995, at 1:30 p.m. for the purpose of considering a Site Specific Development Plan and a Planned Unit
Development Final Plan for the property described below. Approval of the request may create a vested
property right pursuant to Colorado Law.
APPLICANT: McStain Enterprises, Inc.
LEGAL DESCRIPTION: The E2 SW4 of Section 5, T2N, R68W of the 6th P.M., Weld County, Colorado.
TYPE AND INTENSITY OF PROPOSED USE: A Planning Unit Development Final Plan.
LOCATION: North of and adjacent to State Highway 119; west of and adjacent to Weld County Road 3.5
SIZE: 80 acres, more or less.
The public hearing will be held in the Weld County Commissioners' Hearing Room, First Floor, Weld
County Centennial Center, 915 Tenth Street, Greeley, Colorado. Comments or objections related to the
above request should be submitted in writing to the Weld County Department of Planning Services, 1400
N. 17th Avenue, Greeley, Colorado 80631, before the above date or presented at the public hearing on
June 6, 1995.
Copies of the application are available for public inspection in the Department of Planning Services, 1400
N. 17th Avenue, Greeley, Colorado 80631. Please call Sharyn Ruff, at Phone # (303) 353-6100, Ext. 3540,
or Fax # (303) 351-0978, prior to the day of the hearing so that reasonable accommodations can be made
if, in accordance with the Americans with Disabilities Act, you require special accommodations in order to
