The proposal is consistent with the policies of the Weld County Comprehensive Plan. X 2. The boundary change or temporary use location which would be allowed on the subject property by granting the request will be compatible with the surrounding land uses. X 3. In those instances when used pursuant to Section 11.14.2 of the Weld County Subdivision Ordinance, the request is the best alternative to dispose of existing improvements in conjunction with the companion Recorded Exemption. X 4. A lot being created for the purpose of financing will not result in the creation of a lot to be sold, shall be at least one acre in size, and will no longer exist upon termination of the financing arrangements. Approved With Conditions The Subdivision Exemption is approved in accordance with information submitted in the application and the policies of the county. The Department of Planning Services has determined through its review that the standards of Section 11.17 of the Weld County Subdivision Ordinance have been met. 1. Prior to recording the plat, the applicant shall: ✓A. The applicant shall provide evidence of adequate, legal access to all parcels. Evidence of such access shall be referenced and delineated on the plat. Section line accesses are considered private lanes with no County maintenance. (Public Works) B. The following notes shall be placed on the plat: ✓1) The site shall utilize the St. Vrain Sanitation District for sewage disposal. (Health Dept.) /2) Foundations shall be engineered for each building and each lot (Building Inspection) /998— 270T SE-741 Raintree Homes Page 2 ✓3) All proposed or existing structures will or do meet the minimum setback and offset requirements for the zone district in which the property is located. (Planning)/ 6) The site shall maintain compliance with the Flood Hazard Overlay District requirements per Sections 26 and 53 of the Weld County Zoning Ordinance and shall be developed in accordance with the requirements of the approved Flood Hazard Development permit (FHDP-318). The applicant shall submit a mylar plat to the Department of Planning Services to be recorded in the office of the Weld County Clerk and Recorder.
