records show your appeal to the County Assessor's Office was not made in a timely manner.
Under C.R.S. §39-8-106(1), no appeal may be accepted by the Weld County Board of Equalization
without it first having been considered by the Assessor during the Assessor's appeal period.

YOU HAVE THE RIGHT TO APPEAL THE ASSESSOR'S DECISION
The County Board of Equalization will sit to hear appeals beginning July 1 and continuing through August 5 for real
property (land and buildings) and personal property (furnishings, machinery, and equipment) 39-8-104 and 39-8-
107(2), C.R.S.
APPEAL PROCEDURES:
If you choose to appeal the Assessor's decision you must appeal to the County Board of Equalization. To preserve
your right to appeal, your appeal must be POSTMARKED OR DELIVERED ON OR BEFORE JULY 15 FOR
REAL PROPERTY, AND JULY 21 FOR PERSONAL PROPERTY.

NOTIFICATION OF HEARING:
You will be notified of the time and place set for the hearing of your appeal.
COUNTY BO4RO OF EQUALIZATION'S DETERMINATION:
The County Board of Equalization must make a decision on your appeal and mail you a determination within five
business days. The County Board must conclude their hearings by August 5.
TAXPAYER RIGHTS FOR FURTHER APPEALS;
If you are not satisfied with the County Board of Equalization's decision you must file within thirty days of the
County Board of Equalization's written decision with ONE of the following:

To Whom It May Concern:
Attached please find correspondence to the Weld County Assessor concerning
the value of the above -captioned parcel. Such property was purchased by Eagle
Mountain Investment Group LLC for $200,000 in September of 1996. At the time of
purchase, the property was vacant and remains vacant today. The market value of the
property is no more than $200,000.
Therefore, Eagle Mountain appeals the Weld County Assessor's valuation of
the property. Thank you for your attention to this matter.

Dear Mr. Lasell:
I represent Eagle Mountain Investment Group LLC, the purchaser of the
parcel referenced above and located in the town of Frederick, Weld County,
Colorado. Eagle Mountain just received a copy of the Notice of Valuation on the
property from the prior owner of the property, 13lackfox Real Estate Group.
Eagle Mountain hereby protests the valuation of the property made by the
assessor. Eagle Mountain purchased the property in September 1996 for $200,000.
The property was vacant on June 30, 1996, at the time of purchase and remains
vacant. Therefore the property's value is no more than $200,000.
