Weld County Department of Planning Services We are in great opposition of the proposed 5-lot minor subdivision referred to in the attached letter from your office for the reasons listed below: We farm and pasture cattle adjoining the land designated in this proposal . There have already been several corners of land that have been exempted off of farm land near the farms we are presently farming now. We farm several other farms within a 6-mile radius in this area also. Most of the people that are buying these small acreages of land have not ever been exposed to rural living before. They do not understand the ways and rules associated with farm life and many do not care to. There are several problems and conflicts that occur regarding established right of ways, irrigation water rights, crop spraying , cattle pasturing and also odors that are all a part of farming and rural 1 ife. These people moving. Gaut: in this area don ' t have any idea what is involved in division of water for irrigation. For the past few years this has been a real problem for us . r lot of people feel that the irrigation ditches are just a "swimming pool " for their kids and pets or else a place to dump trash and grass clippings. We have had some crop • spraying done on one of our fields near a "newcomer 's home. " He threatened us and also contacted the aerial applicator 's office and complained. One other "newcomer" neighbor decided to hunt on his property (out of season, no less) directly beside our pasture a1: dusk . As soon as the shots Were f:..red , the cattle broke through the fence and had to be rounded up in the dark . These are just a very 1• few examples of the problems that have arisen and will .,., continue to do so as lung as thus type of subdividing and development is allowed to go on. One other note: There was an article published in the Greeley Tribune on `'?-.i;-r-9e regarding ng the development around Lin dies Lake on the soutneast corner of Colo. Hwy •_"Y... and WCR 51 , r 1p . 1 have enclosed _. ._coy of that article fo:r your re•fer'ence, 1 .. states that the development 4of..:ld • not make enough money to :aa`, for the paving of the internal road f t;-;sre were only 5 lots- T-! s would be the same situation ,-O 7nls ;}i'opc5_.a.. , y .. :-got " ' 982312 • Please consider our request to deny this subdivision. We are certain that it will cause several problems that make it impossible to continue to farm and ranch in this area . Thank you.
