Members of the Planning Commission:
We, as residents of the area, are concerned about the zoning issues for the Dollaghan
annexation of Plat 7. In particular, we are concerned about compliance with the PUD
Ordinance which states the development must be in harmony with the current development
in the area. As you are aware, the area surrounding the Dollaghan annexation (Plat 7)
is agricultural and low density housing. It would be a great disservice to the
residents in the area to approve industrial , commercial , and/or high density housing
in Plat 7. One of Dollaghan's proposed plans stated it was intended to put three
houses on an acre in a portion of the area. All the surrounding area is developed
with one house to not less than 1 acre, and in many cases 2-3 acres. The residents
of the area realize that development and growth are inevitable, but do not want to
see this become a high density housing development. Likewise, putting any kind of
industrial or commercial development in that area is completely contrary to the
current development in the area. If the area is developed in small acreages of
not less than one acre plots and preferably not less than two or three acre plots,
it would be in agreement with the current development in the surrounding area.
Another issue which is directly related to the development is traffic management in
the area. Obviously, if this area is developed with high density housing or industrial
plants, there will be significant increase in traffic. This will greatly affect the
safety and welfare of all the residents in the area. The roads in the area, particularly
roads 13, 15, and 24, are already heavily used and any large increase in traffic
will make traffic problems very significant. There has been no apparent plan developed
to deal with increased traffic and road conditions which will affect everyone in the
area, not just the area immediately surrounding the proposed development. The
residents in the area are greatly concerned about the safety and welfare of their
families and their quality of life. Everyone who currently lives in the area
chose to live there because it is a quiet, country atmosphere away from high density
housing, industry, traffic, and all the problems which come with those things.
Adequate buffering and preservation of open space in accordance with the PUD Ordinance
is a very important part of this and any development. It doesn't seem that any of
these conditions have been incorporated into the plans for this development.
The residents of the area ask for your compliance with the conditions of the PUD
Ordinance and your regard for the residents in the area, for their quality of life,
safety and welfare. Please consider the residents in the area, not just the financial
benefits to the developer and the City of Firestone. There is much to be considered
to make this a good development for all . I believe if the members of the Planning
Commission and Firestone Town Board were residents in the area of the proposed
development, they would feel the same way as the current residents. Please consider
this when making your decisions.
