RE: GRANT REQUEST FROM TRI-CITY VENTURES, LLC, FOR PREADVERTISEMENT OF
MINOR SUBDIVISION FINAL PLAT, S #380
WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to
Colorado statute and the Weld County Home Rule Charter, is vested with the authority of
administering the affairs of Weld County, Colorado, and
WHEREAS, the Board has received a request from Jeffrey A. Perryman, Tri-City Ventures,
LLC, 6538 East U.S. Highway 34, Loveland, Colorado 80537, for preadvertisement of an
application for a Minor Subdivision Final Plat, S #380, and
WHEREAS, said property is described as Lot A of RE #1610, located in part of the NW%
of Section 8, Township 5 North, Range 67 West of the 6th P.M., Weld County, Colorado, and
WHEREAS, after study and review the Board deems it advisable to grant said request, with
the hearing date to be set as June 28, 1995, at 10:00 a.m.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of Weld
County, Colorado, that the request from Jeffrey A. Perryman, Tri-City Ventures, LLC, for
preadvertisement of an application for a Minor Subdivision Final Plat, S #380, be, and hereby is,
granted.
BE IT FURTHER RESOLVED by the Board that the hearing date to consider said request
be, and hereby is, set as June 28, 1995, at 10:00 a.m.
The above and foregoing Resolution was, on motion duly made and seconded, adopted by
the following vote on the 31st day of May, A.D., 1995.

SUBJECT: S-380: Tri-City Ventures, LLC request to preadvertise for
Board of County Commissioners hearing
A request to preadvertise for a minor subdivision final plat has been received from Tri-City
Ventures, LLC. June 20, 1995, is the date scheduled for the Planning Commission to hear the
application. Applicant Jeff Perryman is requesting that the Board consider the case on
Wednesday, June 28, 1995. The minor subdivision final plat requirement for publication of legal
notice, as stated in Section 4.5.15 of the Weld County Subdivision Ordinance, is set at no less
than ten (10) days prior to the hearing.
Staff has no conflict with the request to preadvertise so that the case may be heard by the
Board on June 28, 1995.

Dear Donna;
I am writing to request permission to pre -advertise for Weld County
Commissioner meeting on June 28th. Our final plat should be approved at the
Weld County Planning Commission meeting on June 20th. The reason for
this request is the requirements that were needed took a very long time to
assemble. We lost some valuable time and in order to facilitate our
scheduling we must go through the pre -advertisement process. I will pay all
the cost associated with this pre -advertisement. Please notify me at your
convenience of your decision.

SUBJECT: S-380, Tri-City Ventures, LLC

This is written to follow up my memo dated May 23, 1995, regarding a request to preadvertise
the Minor Subdivision Final Plat application referenced above.
The Greeley Planning Commission is scheduled to consider the Minor Subdivision proposal at
its June 13, 1995, meeting. This will allow staff the opportunity to review Greeley's concerns
prior to June 28, 1995, the date requested by the applicant for the Board hearing. The City of
Greeley Planning staffs report and recommendation may be available prior to our County
Planning Commission meeting on June 6, 1995.
Staff received one telephone call on Friday from a surrounding property owner regarding this
subdivision of land. Concerns about affects of the proposed land use on existing wildlife and
maintenance of the natural features of the site were raised. Submittal of a letter outlining these
concerns was suggested by staff, so that the applicant may answer the concerns to the
satisfaction of the neighbor and provide the necessary documentation to the file. A letter has
not yet been received by staff.
Staff does not have an objection to the Board granting the request to preadvertise and hear the
case on June 28, 1995. Staff only wishes to provide all pertinent information prior to the Board
making this decision.
