RE: Del Camino East PUD, Annexation, Zoning and Outline Development Plan
Legal Description: Located in the N2 of Section 14 and SE4 of Section 11, T2N, R68W of the
6th P.M., Weld County, Colorado.
According to our records, the Del Camino East PUD has submitted a conceptual final plat. This
plat has never been recorded in our office, and therefore, we will not recognize the Del Camino
East PUD as a county approved PUD, until such time that the plat has been recorded.
We would appreciate correspondence from the Town of Firestone regarding additional steps
required by the developer to proceed with the subdivision process on this parcel.

Would you please let me know if Del Camino Junction ever intends to
proceed to Weld County Commissioners Public Hearing. In our last
discussion you noted that they would not be moving forward at this time.
However, I do not want to miss that hearing if it does in fact happen.

RE: Del Camino East PUD, Annexation, Zoning and Outline Development Plan
Legal Description: Located in the N2 of Section 14 and SE4 of Section 11, T2N, R68W of the
6th P.M., Weld County, Colorado.
The Weld County Public Works Department, Health Department and the Department of
Planning Services have reviewed the materials for the aforementioned proposal for annexation.
Please consider this letter as a unified response to your request for comments.
The proposed annexation will be affected by the Intergovernmental Agreements entered into by
the city of Firestone with Weld County, and the towns of Dacono, Frederick and Erie (#201) and
with Weld County, and the towns of Dacono, Frederick (#195). All development standards as
outlined in both IGA documents shall be adhered to. The site is within the Weld County Mixed
Use Development area and the Tri-Town Urban Growth Boundary. Development standards, as
outlined by Weld County Ordinances#191 and the Planned Unit Development Ordinance #197
shall be adhered to.
Del Camino East PUD Phase I and II have previously been reviewed by the Department of
Planning Services. Comments from the previous review are attached for your use.
Portions of the Del Camino East PUS Phase I and II rest in a Floodplain, as identified by FIRM
Community Panel # 080266 0850C. As noted on the Del Camino East Annexation Map
submitted for review, the proposed floodplain is approved by FEMA C.L.O.M.R.
The Del Camino Parkway has been identified within the Mixed Use Development Area and
appears to be included in this proposed annexation. We would strongly encourage completion
of the Parkway. All the transportation items were addressed and resolved through the county
process, case S-439. Please refer to the 1-25 Mixed Use Development Area Structureal Plan,
Map 2.2, Structural Transportation Network, for the typicval cross section reflecting the Del
Camino Parkway section.
The Weld County Public Works Department has been working with Rocky Mountain Consultants
and Rusty Green, the developer on this project.

The Weld County Department of Health reviewed this application. The application did not
provide adequate information on the proposed utilities or an environmental impact statement for
the Weld County Department of Health to provide a referral response.
The Weld County Planning Department has received numerous letters from the State of
Colorado, Office of the State Engineer of the Division of Water Resources concerning the
availability of water. Please be informed that "as required in Section 30-28-136(1)(h)(II), C.R.S.,
a municipality or quasi-municipality which is designated as the source of water for a proposed
subdivision, shall file a report with the county and state engineer documenting the amount of
water which can be supplied without causing injury to existing water rights. Such a report should
include a summary of water rights owned or controlled by the District, the yield of these rights
both in an average year and a dry year, the present demand on the system and the anticipated
demand due to commitments for service entered into by the District, and the amount of
uncommitted firm supply the District has available for future development." Enclosed is a copy
of a Water Supply Information Summary form for your use.
